We recently sat down for a video interview with Ana Patricia de la Guardia. She works in the Retail and Mortgage Banking Division of Banco General in Panama. Banco is soon to become the largest bank in Panama with an upcoming merger with Banco Continental. As a interesting side note, Banco General has an international credit rating higher than the country of Panama itself.

In this seven minute video interview, Ana Patricia is a wonderful and friendly interview. She also speaks English very well. You'll see that she focuses the discussion almost entirely on mortgage financing for foreigners. While doing so, she covers a wide range of topics including the paperwork requirements and process for residential and commercial mortgages. This topic will increase in importance if you plan on participating in the NAR Program For US REALTORS to be able to get referral fees for properties sold in Panama.

For those that speak Spanish, we also have a video interview in Spanish with Ricardo Porcell who oversees the same division within Banco General.

Getting a mortgage in Panama is easy, if you have all the traditional paperwork. My question is "What about we Expats that don't have recent tax returns, pension guarantees, etc?" A lot of us left our home countries long ago and have not needed to have local paperwork any more.

Is there a solution for those of us that want to buy a home in Panama and need a mortgage to do it ? I have looked around and aside from marrying a Panamanian with a great credit history, have come up short...

I live in Panama and work for a U.S lender that is offering traditional U.S. mortgage loans for property in Panama and Costa Rica.  I had a mortgage loan for my condo in Boquete and believe me the process is anything but straight-forward and easy.  I have since refinanced and am able to write of the interest on my Panama mortgage from my U.S. tax returns.
