My primary areas of Managing Rental Properties have been Natomas, Land Park, Greenhaven, Pocket, Sacramento and Elk Grove.
Natomas Rental Market has improved overall I think in the last month or two. We noticed a strong stride in January offering increased rental values and low vacancies.
Currently it seems the inventory is still medium to low but values are changing. Condos are competing with apartments causing a pricing/concession struggle. But single family homes are staying steady.
Not sure what impact the elimination of tenant use to the Natomas Park Clubhouse facilities will have on the local rental values. In case this is news, the Natomas Park Association passed a new bylaw that states that the clubhouse is for Owner use only. Existing tenants will continue to have access but any new tenants will not be permitted access to the facility. Now considering the clubhouse has been a largely sought out amenity to the area, it will be interesting to see the reaction during this summers leasing season.
