The Douglas and Sarpy County Assessors must be feeling somewhat like yoyos. It has taken a few years for both counties to get the assessed values for homes in Omaha and the surrounding areas up to the actual market value. Now with the economic downturn, about forty percent of the homes in both counties have valuations higher than the market value. This is due in part to the fact that the taxable value is figured using home sales that are one to two years old. With the dramatic decline in values, it will take assessors time to correct this difference. In the meantime, some homeowners my not be happy paying taxes on the higher valuations for their homes.
