This month has seen the number of listings jump dramatically mostly due to the break in the weather.         Once the sun comes out and the snow melts away, people love to dream about their next move.

The difference this year is that more and more Realtors and homeowners are realizing they need three things when listing their house for sale.

1. A detailed marketing plan to sell their property including using new advertising avenues like social media sites and home staging services

2.  To spend less money advertising a property not ready for sale

3. To find a professional home stager to provide a written action plan to stay focused on what is important to do to get the most pay back from money and effort put into preparing the property for sale.

Homeowners and Realtors are realizing they need a plan and that  a Professional Home Staging consultation is the first step to get the most equity out of their property and to have less days on market.

I consulted on this property at 7 Apple Valley in Adjala. The suggestions that I made were carried out by the homeowners.

Is it Staged the way I would I have done it? Not exactly.

But the point is, the property shows well online now.
They are getting traffic to their listing and not wasting their marketing dollars on a property that wasn't ready to show. Plus the homeowner will be able to get back to their regular life sooner with less days on market.

Investment, minimal.

Impact, priceless.

Great! This ties into the blog I wrote that you just commented on. A low-cost, high-impact way to prepare your home for sale is with a professional home Staging consultation. You may be willing to do the work yourself, but without a plan you won't acheive your goals.

Michelle, We have a vacant here on the next block.  Even from the outside you don't want to go in...and the inside MLS photos are bare--the house is empty.  They've taken three price reductions and I wonder why don't they STAGE it?

Great example of what a homeowner can do on their own when they have a home staging consultation report to rely on. We have to shout it out so everyone can hear. Home Staging Works!

Hi April, thank you for taking the time to take a look at the video of the property. Clean and uncluttered is the way to go to highlight the features of the house. Homeowners are often reluctant to store their personal belongings until they move, however, they must remember that they are selling a house- not their personal belongings to the the buyer.

HI Annie, so true, we have to get the message out to the public and to Realtors that there is a Staging plan for everyone to take advantage of. Sometimes there is only a budget for the consultation. By having the consultation they at least have a plan to market the property and stop wasting money advertising a property not ready to show.

Hi Carole, I know what you mean. I often want to stop in and just take a look to see what the opportunities would be to market the property  that the homeowners are missing out on. I will never understand why a homeowner or realtor would not suggest a staging consultation to market the property. I was at a home last night that the Realtor actually told the homeowner that a staging consultation would be a waste of money. Then why has the virtually new property been languishing on the market for moths, it happens to be in a very desirable area. Thank goodness my bank manager was speaking with her and suggested that she call me directly. Now we have the ball rolling and the homeowner is very relieved to hear what needs to be done to market  the house.

HI Wendy, absolutely the best way to get started is the home staging consultation. Why oh why would you accept price reductions when you know your property is marketable.  Here in Canada where our personal income tax is in the 40% mark for most people, every price reduction of $10,000 is really about $18,000 in after tax income. A price reduction without first doing a home staging consultation is like saying you have money to throw away without worrying about the consequesces.

HI Cathy, You took the words right out of my mouth. How do you reach your goals in life without a plan. Homeowners can feel helpless once they sign the Realty papers. We have to find a way to let them know that they can call us directly. I have started advertising on the radio, educating the public to make the decision to use a home stager.
