This is a really cute home in the mid to high $100s.  The owners are military and have transfered.  When I initally saw the home, it was furnished but they were getting ready to move on.  Using informaiton from my consultation, they did a little (ok, A LOT) of painting, cleaning etc.  When they finally moved out - less than 3 weeks after our initial meeting - we staged the then vacant home.  Due to the price point of the home the budget was extremely modest -- I think you will see that big changes can still happen!

   

   

   

There was more done in this home than is visible in some of these photos, but you get a really good idea of the calming and neutral palette in the after photos.  Furnishings and accessories do not have to be elaborate to have an impact.  The cost does not always have to be high either.  For agents with less costly listings, sometimes the answer to maximizing gain is staging.  Staging a property is not only for the high end homes that tend to sit longer.  Often lower end homes have more fierce competition and need that competitve edge....

Nice improvement Melissa,  it never stops amazing me how, a owners things can be so distracting to a viewer.  You barely even notice the fireplace, because of the curtains!!  

 The bathroom goes with out saying.  Fresh, and clean!!

The bedroom,  much more inviting for greater appeal.

Definitely, a little goes a long way.

Great improvements, Melissa. Clean and uncluttered helps a lot, but rearranging and using compatible colors does a lot, too. Do you rent the furniture for a vacant home?

Sharon - The mattresses, couch, dining chairs (not in photos) are rental.  Everything else is mine.  The headboard in the master bedroom was bought from Havertys (back room - scratch & dent) for $80.  The nightstand for $50 at Pier 1. The tables in the living room were more Pier 1 goodies for less than $50/ea.

Awesome job!  I can't believe you got the headboard for $80.00. 

And my guess is that the Pier 1 purchases were some of the "steals" when they had their 75% off sale - correct?

Kathy, YES!!!  Those are my Pier 1 75% off furniture pieces.  I still have a few more pieces that I picked up last week in my garage.  They shipped more of the sale pieces to my local store from other stores... needless to say I had to jump all over those also!

Beautiful! Great job! I especially love the master bedroom. Great choices and lovely styling! You can always tell when a home has been professionally done and this shows it.

Nora & Amy - Thanks!  It is amazing to me that more agents/homeowners don't see the value in staging when the results are clearly visible.  How many clients would visit these homes with the first set of photos in MLS?  how about the 2nd.  It isn't just about the presentation once they are in the home, it's getting them there to begin with!

Melissa....wow!  very impressive.  I've got to say, you've got me to thinking about the so-called lower price poit homes.  I have been guilty of assuming it was too costly for the sort of home show year.
