Got an e mail from GMAC today sent to our agents concerning Downpayment assistance... In a nut shell HUD is looking into stopping Downpayment assistance program like Ameridream, Neighborhood Gold and the list goes on. What does this mean for the FHA buyer. Three percent is going to come from that buyer or they will not be able to purchase the home... Well if your in a market that affordable housing is all you can get rid of the houses because most of the buyers don't have three percent down. The e mail stated that the foreclosure rate on these loans are higher...

I had heard recently that one of the down-payment assistance programs, Nehemiah, had lost it's IRS non-profit status and as a result was no longer doing business.

I also heard that FHA was doing away with the 3% down requirement and just going with the %100 loan in order to get more business back from the conventional market.   Eliminating the 3% requirement will help the forelcosure rates given the artificial cost issues of these downpayment assistance programs.

Hi Michelle....  not trying to sound rude here, but just because GMAC sent out e-mails doesn't mean that this has happened yet. Maybe the e-mail is to curb the way everyone things, in anticipation of this happening.

Yes, the foreclosure rate is a lot higher on these types of loans. And underwriters have been instructed by hud to look at these types of loans a little harder. Possibly that you would need to be a little more solid as a borrower.

Dale.... what you have heard is this....House introduces FHA reform bill    This still has to be approved in Congress, which to my knowledge and research, this has not taken place yet. What you have is someone that got this information from someone else...passed it to someone else, and now it has changed a little and is incorrect.   So...  they haven't done away with it yet, it needs to be approved by Congress....

Rich.... when they mention the down payment assistance programs, this goes for everything...even Nehemiah. They are still out there, at least as 14 days ago when I called Nehemiah myself.... 

Unless someone else has concrete information and not hear se.... I would love to know.  And think about.... if HUD is thinking about stopping the non-profit assistance programs, what would make you think that they would bend over and allow 100% financing?  It's all the same, no money from the borrower, no matter how you look at it.  This part is just my opinion.... but I would it makes sense...

Jeff    Thanks for making things clear on this.   A lot of mis-information does get out there and not all of us are paying close attention to the mortgage side of issues like this.  

Regarding 100% FHA financing, it really makes sense if they were to look at doing it because then we do away with these down-payment programs that really don't benefit anyone accept the program.   Either way, it's zero down and 100% is less risky than 103%, right?
