In today's real estate market, it has become more important than ever for sellers and buyers to hire a real estate agent who understands how to market their home on the Internet.
The day has past for Realtors who only use old-fashioned sales methods in real estate; putting a sign in the yard, putting the property in the Multiple-Listing Service (MLS) and sitting back waiting for the phone to ring.
This method might have worked at one time, but no more. Consider these facts:
- In every age group, newspaper readership is down. This trend will only continue. Have you tried to get a teenager to read a book lately? Many are too busy using their text message.
- According to a recent study published on Realtor.org "Nine out of 10 home buyers use Internet in the search process..."
So when you are interviewing a real estate agent to sell your Colorado home:
- Ask them about their marketing plan, including their "Internet" marketing plan.
- Do they have an Internet based showing service? If so, can the home owner get copied on all feedback forms.
- View their website, is it professional and does it stay updated? Do they have a search feature on their web site? Can they showcase specific properties?
- "Google" their name, does it come up on the first page or do you have to dig down to find it. Or does it come up at all?
- "Google" the property address of one of their listings, does it come up?
- Request a list of websites where they place their listings.
- Do they have a Blog? Blogs have great Search Engine Optimization (SEO) for both your agent and for your property.
- Do they use Social Media? Do they understand the power of Social Media? Facebook? MySpace? Twitter?
- How else do they use the Internet to promote your house? Craigs List? Overstock.com? Ebay?
- And finally, contact them through their website to see if they respond! Look for an agent that responds to inquiries quickly.
