Atlanta Country Club Golf Homes Estate Sale Private Gated Public Course Subdivision

     Yesterday I received a call from a client wanting to preview homes in a gated country club subdivision. He told me up front, I am an investor, do you work with investors? (???!!!) Heck yeah, I'll meet you there at 2pm. We looked at 3 homes he had chosen and 1 that I thought was a bargain. After the last home, we had the put all the cards on the table conversation.

     He had moved from Florida and liquidated all his properties there. He had a group of investors including himself and he wanted to buy 15 to 20 properties. Are you kidding me? One of the homes was a foreclosure with extensive damage, right away it became obvious that he knew what he was doing. He had a good idea of costs to repair, he had a check list which he used to grade the homes. He used the list to determine what he thought was a good offer. It was Low. real low, but, who cares?

     Jodi called the listing agent and asked him if it was worth our while to submit the offer. No, we have had better offers rejected. Here is where it gets interesting. I would like to work with you if you don't have a problem working with investors throwing offers around all over the place. Nope, no problem for me, you obviously know what you are doing, and multiple properties sounds like a win win for both of us. So, we'll be showing plenty of homes to this investor, he has also given us 2 referrals. Do you know why I called you? It was your website, I love it. You just never know what initiates folks to call you....

Suzanne, you are too kind. He has an agent license in FL, but, does not want to be an agent here. He was unhappy with another agent he worked with.

Great story-enormous potential. However, it does concern me that an agent would tell you not to make an offer because higher offers have been rejected. First of all Asset Managers tend to follow a set guideline...i.e. counter 3 times, never accept the first offer, counter back at asking price on first counter, etc etc. Make the offer! Secondly, Banks begin to see that the offers are always low...hello? Could it be we've priced it too high? And what if...it's in looking at your offer that they realize it's overpriced? Thirdly, as an REO agent, it makes it much easier to get a price reduction if you have proof (3-4 offers) that have been rejected as too low. Just my 2cents worth....

Hi Laura, actually there is another situation, the bank has decided to do repairs on the home. You are correct, 3 offers have been declined. We are awaiting a new price for the home w/ repairs, we are not done yet. That was more than 2 cents worth!

Amen to having somebody find you on your website. I recently attended a CRS class and the instructor was saying that not many agents are getting business off their websites (they are just necessary as part of our doing business). I DISAGREE!

Frank's story is a great example of how websites can work if done properly.
