Yesterday I received a call from a client wanting to preview homes in a gated country club subdivision. He told me up front, I am an investor, do you work with investors? (???!!!) Heck yeah, I'll meet you there at 2pm. We looked at 3 homes he had chosen and 1 that I thought was a bargain. After the last home, we had the put all the cards on the table conversation.
He had moved from Florida and liquidated all his properties there. He had a group of investors including himself and he wanted to buy 15 to 20 properties. Are you kidding me? One of the homes was a foreclosure with extensive damage, right away it became obvious that he knew what he was doing. He had a good idea of costs to repair, he had a check list which he used to grade the homes. He used the list to determine what he thought was a good offer. It was Low. real low, but, who cares?
Jodi called the listing agent and asked him if it was worth our while to submit the offer. No, we have had better offers rejected. Here is where it gets interesting. I would like to work with you if you don't have a problem working with investors throwing offers around all over the place. Nope, no problem for me, you obviously know what you are doing, and multiple properties sounds like a win win for both of us. So, we'll be showing plenty of homes to this investor, he has also given us 2 referrals. Do you know why I called you? It was your website, I love it. You just never know what initiates folks to call you....
