Solutions for Selling Part III - It's all about the photos!

If you've read it once, you've likely read it a thousand times; prospective buyers are using the Internet to begin their search for their next home.  That statement alone speaks volumes to the importance of your photos. Prospective buyers, in the comfort of their home, will spend time reviewing home after home in order to create a list.  If you're a seller, your objective is to make that list.  

Knowing how important the photos are to the seller and to the agent, I make it a priority to take the best pictures I can for each of my staging projects and provide the photos to the agent and to the seller at no additional charge.  Yes, it took an investment in a great camera and yes, it takes an investment of my time.  However, to me personally, it's worth every dime and every minute.

In summary, beyond pricing the home correctly; using a strong agent to market the home; and ensuring the home looks incredible (thru staging, of course), having great photos is one of those must-have items.

The shots turned out great! What kind of camera do you use? (If you don't mind me asking). The collage idea elevates the photos for the entire marketing presentation package, adding a special touch to that particular listing. It's all about the details.

Kathy....What's the saying...."A Picture is worth a thousand words!"

And if the potential buyer can't be there in person, the pictures, visual tours, etc. are a very important part of the tools the buyer will use to "preview" homes they want to see when they are finally ready to contact an agent.

Your photos certainly make the home look more inviting and warm!

Kathy: You are absolutely right that great photos get prospective buyers through the door. And as you well know, I am a big fan of your photography. I use Picnik all the time, but never thought of using it in that way. Thanks for the tip. The photos are, as usual, gorgeous, as is your staging.

HI Kathy, love the last photo, definitely use it on your postcards and for Realtors to give out on open houses. Great idea. It's a very strong marketing tool and will stand out from the pack on an open house etc.

Kathy - Love your pictures! And I totally agree, pictures are vital for homes up for sale. I posted a blog this week discussing the importance of good online pictures because 92% of buyers are shopping there first. If your home isn't appealing there, then those buyers won't even go to check it out. Which is a shame because so many of those homes have great potential!

We use the analogy that online shopping is like speed dating for houses - and if you don't impress the buyer within a short span of time with great pics they *click* onto the next possibility!
