It's now a matter of fact! 

After working with "deaf" sellers for the past 18 months, we are now seeing them accepting the facts.

Their expectations are finally matching their reality.  It is a shame for many ... it has cost them dearly as they held out for unrealistic and unattainable home values.  Now ... it's what is real ... and they are accepting that. 

The results ... Buyers are buying like they haven't done for a good long while.  Homes are selling, and there seems to be a brisk up turn in the market in many value increments, particularly the entry level "affordable" homes! 

Now enters the interesting turn of events!  Buyers are starting to get their dose of reality ... finally "It's a great time to buy a house!"  Now, suddenly, there is competition! 

We've been telling our Buyers to act before it shifts ... is it too late?  Affordable homes are selling now!  Whether to first time home buyers or investors ... homes are selling!  It's a matter of fact.

It is nice to hear that things a picking up in many areas. It is also nice that we are able to keep each other informed through Active Rain. I don't know about the rest of the Active Rain members but I am Sooo ready for this!!!

Judy - There has never been a better time for buyers!  Houses are more affordable than they have been in 20 years!  First Time Buyers are being Paid to buy homes!  How can it bee any better?

It is a good time for buyers...but sellers need to throw out all of the last three years notions about real estate...in some cases they "almost" need to price as if in a short sale...  negotiate, negotiate, negotiate and be ready to give a little. But then when the seller becomes the buyer ...well the whole thing swings in their favor...

I agree!    Oddly enough, even in the downturn in my area, inventory did not grow much.   Perhaps that's why one is getting more than one buyer at a time, for a "good property"???

Too bad the general population will only pick and choose what they want to hear or what their neigbhors are telling them....then listening ton  a Professional!

Perrin - Price is really all that matters in the market today!  We agree!  We even had multiple offers last week.  Buyers will sniff out the good homes and they will sell!  Sellers who become buyers in this market are really lucky because they can take advantage of some wonderful prices!

Li - Thanks for the comment!  We did experience an increase in inventory in some market segments ... not all.  Our upper most end has become flooded with new homes that builders all build and now can't even begin to sell.  That took the wind out of all the regular sellers!

Shelia - Yes! awesome, we opened 5 escrows yesterday!  Great fun and, may we say, About Time!
