For the period of January - Decmeber 2008 there were 205 home sold with an average sales price of $559,137, a median sales price of $408,000 and an average days on market of 102 days.

The average list to sale price ratio for January - December 2007 was 95% and for January - December 2008 was 94%.

The average days on market for January -December 2007 was 78 days and for January - December 2008 it was 105 days.

In reviewing this comparison of year to year market data, there has been a significant decrease in the average sales price and average median sales price indicating a continued weakness in the real estate market.   The number of homes sold went down considerably year over year while the average days on market has been rising.  The average list price to sales price year to year has remained relatively flat.

Sally - I know sometimes the consumer does not understand all the data in a market report so I tried to balance it out for the consumers who like to see things visually like the graphs and for those who like to see the the written data.  Hopefully it appeals to both types.

Donna - I love the information you have provied for consumers, but the graphics really add a puncy to your post. Numbers are not very exciting, but this makes it so much easier to look at and understand.

Katerina - You're one of the most patient people I know. :)  The two I've done like this didn't take as much time as I thought.  I've got an excel file already set up and just have to punch in the numbers and add the photos in the background. I used the original template from the first one to do the second and just have to adjust my evaluation of the data in the post.

Jim - I thought it was a unique way to present all the data.  I'm so glad you like it! :)

Kathryn - I did the first one on Branford a few days ago which probably took me about two hours to do.  This one took me about half the time since I just had to input the numbers in the excel spreadsheets I had saved and change the text to reflect my evaluations of the market in Guilford.  You are more than welcome to save it as a  model.
