The Quad Cities For Sale By Owners are an aggressive group of sellers.  I will give them that.  I admire their tenecious attitude for the chance to get ahead in life.

But there is a reality in the whole idea of selling FSBO.

If you analyze them as a group it doesn't seem that they sell for the highest and best price.

I wonder if this is because the homes are just not priced correctly.  You can surely go on websites such as the county assessor which are updated every other year.  You can also take a flyer from the neighborhood box of a MLS listed property.  This does not fully price a property.  There are many factors in pricing a property.  The Multiple Listing Service has all the up to date information, which is best interpreted by local real estate professionals.

You can also try companies who charge you money to put your property on a website and maybe even give you a sign for a outlandish fee.  I believe that there is just not enough exposure as the massive potential of the Multiple Listing Service.  Most Real Estate Companies do not charge you any money until the property closes.  They will give you a copy close to our contract with disclosures.  This opens the door for a whole list of liability without Realtor representation.  On many occations a buyer will use a Realtor who knows the true value of the property and can manipulate the situation for the better of their client.  Then the FSBO ends up paying the commission and a lower price for their property just because they are frustrated with the whole situation.
