WHY ARE WE SEEING MULTIPLE OFFERS NOW??? THE REAL REASONS.

Charles MacDonald proposes logical reasons why we're seeing multiple offers for the first time in some years.  Charles' reasons are logical and, no doubt, well though out by experienced observations. 

But, is it really that simple?  Noooooo!!!

BUYERS:  Are buyer taking advantage of low interest rates and lower priced homes?  Charles MacDonald.

Or, did the buyer's parents give him 60 days to move out because they wanted to turn his room into a Search Homes For Sale sauna?

Or, did the buyer's parents give her 60 days to move out or they would stop paying her student loans?

Or, did the buyers' apartment management notice them of a 10% rise in rent to renew their lease in 60 days?

Or, was the home the buyers were renting foreclosed and they have 30 days bank notice to vacate?

Or, have the home buyers been living with the husband's widowed mother and the husband is an only child?

SELLERS:  "The ones that are serious, are getting their homes in the best shape possible (I just had a listing go under contract and we did not even have time to add it to the MLS, more on this later) and the sellers are now pricing their homes competitively!"  Charles MacDonald.

Or, did the sellers learn of the widening of the beltway a block from their home? 

Or, did the sellers realize that the warranty on the 20 year old roof expires in 6 months?Home For Sale

Or, did the sellers decide to downsize to a home with no room for their grown son?

Or, did the seller inherit $3,000,000 from the husbands recently deceased father?

Or, did the seller's son who mowed the grass and took the trash out just move out?

Or, did the seller learn that their next door neighbor is 3 months in arrears and might be foreclosed?

Or, did the seller get a lay-off notice and decided to move in with their daughter?

BUYERS ALWAYS ASK, "Why are they selling?"  To which I always answer, "Because they want to".

SELLERS SELDOM REVEAL THEIR REAL MOTIVATION any more than they make full and meaningful disclosure about property condition.

FACT:  Buyers need a good buyer's agent who will guide them in meaningful due diligence.

FACT:  Sellers sell for many reason and the real reasons don't really matter. 

THE ONLY REAL CERTAINTY is that sellers need good experienced listing agents to help them price to market and buyer's need good experienced buyers agents to help them understand the market.

Great stuff! You're so right, we often don't know the real reason that sellers want to sell the home, despite what they tell us. Or the reason buyers need to buy right now!  Love the sense of humor on Monday morning. Let's start the week right!

Did Susan Mangigian read this because she happens to like Lenn Harley's style?  Or did Susan read this because she knows every time she stops by Lenn Harley's blog, she learns something. Both, of course.  The certainty here is that no matter how long you are in this business, we can always learn something from each other!

Elizabeth.  Indeed.  It's the strangest question I ever hear and I hear it often.  Of course, it can make a difference but buyers usually have no clue why.

Sally and David.  It never ceases to amaze me either.

Elizabeth.  The seller's reason for moving rarely affects the price, location or condition, so what difference does it make?

I realize it may make some difference in the buyer's negotiating strategy, if they knew how to use it.  However, most distress or emergency sales are already discounted to sell.

John.  HA!  I'm licensed in Virginia, a caveat emptor state.  Buyers better do due diligence here.

Gee, I wish more sellers here were pricing their properties "competitively".  They are still coping with the fact that the foreclosure down the street is their "competition" and hoping that spring with bring a bounce to our market.  And, my buyers are ready to buy when they sell their home or because they are getting married...there are as many reasons as there are buyers. Thanks for this!

Lenn--I have had a few people allow me to tell their motivation is this market because they want buyers to know it is not due to financial reasons. People move for thousands of reasons and not just because they can't afford their home. But like you said, their reason for moving isn't relevant. If buyers like what they see, check out all the details with inspections and such, then write the offer!

we are seeing multiple offers too. It is mostly from the first time folks trying to buy in a lower range. Will it keep going ? who knows. It will be a function of the economy

LOL...great post, especially for a Monday morning. 

Apparently buyers sometimes think they can gain some kind of advantage if they know why the seller is selling - it drives me almost as crazy as "what did they pay for it?"  WHY?  (It doesn't matter, it's none of your business, you don't know their loan balance and you don't know their plans - and that's all irrelevant anyway!)  Make your offer relevant to the market value of the house and see where it goes.  Everything else is armchair psychology!

Susan.  You are so right.  I like the ones where the buyer knows what the seller paid and wants to pay them $5,000 more because they "don't want the seller to make a lot of money."

Charlie.  Ah!  The economy, that fickle, elusive, undefinable force.

Teri.  Agreed.  One thing is for sure.  The good homes always sell.  If we come on a good house, I tell my buyers, if you like it grab it.  This one won't be on the market long.  I know real estate and if they procrastinate and watch the house sell, they become believers.  This is an area where I am never wrong.

Patricia.  Right.  Even if the seller or listing agent tells us a reason for the owner selling.  That is not necessarily the full reason.

Umm, all of the above? I wouldn't be the least bit surprised by buyers doing any of this. People have some really wacky reasons for deciding to sell their houses.

The State of Utah just approved a grant for new contruction of $6000 for anyone buying a home that's never been lived in.  That got people of the fence and I now have multiple offers on my listings, even though they don't qualify for the grant.

Mark.  I spend half my life seeking financing help for buyers.  It helps us sell real estate.

Kent.  Shuck.  We have fires and floods to blame on El Nino.

Lisa.  Indeed they do but I haven't seen that having the knowledge is a benefit to a buyer.  Sellers still follow their plan or needs.
