OK sellers... the word is out -- the market is tough-- no one is buying--- the buyer's can't get financing--etc...etc...etc...(you've heard it all)  SO you get an offer - a FULL PRICE offer - BUT you do not want an option to terminate... NOW WHAT... A little guidance will go a long way... first off TAKE A DEEP BREATH....the buyer wants a 10 day option to terminate in order to have inspections done - termite, house, and foundation...  Buyer's regardless of the outcome....having a home inspection is important and if possible be in attendance when the inspection is occurring so that you can ask questions - having a termite inspection can prevent a headache later - the same for foundation - especially if pier and beam.  Buying a home is a big investment.  Having the choice of knowing what the condition of your investment is before you buy is what a termination option does for you as a buyer.   SOLD!

As a home inspector I must say I agree and not only because I'm a home inspector. Wish they had been around when we purchased our first home 40 years ago. In most cases there are few things that need attention and can be replaced or repaired easily but there have been times when items have been major and without that inspection the end result could be stressful. We are having more and more folks that sell call us to have a Pre-Inspection before they put the home on the market so they are completely ready to go and have items repaired ahead of time.
