The internet is the way of the...present! We all know that internet leads need to be a major focus for real estate professionals, but what to do with them? (First make sure that you have a capture strategy for your leads).

Here are some suggested steps to take to convert your lead into a client:

  1. Make immediate contact.
  2. Your first contact needs to be a tease to get them coming back for more. Don't give up information they can run off with, or worse, not know what to do with. Let them know you are there to help, but you have something great to offer (where the "something" is the teaser).
  3. Get your lead to express that they want a good deal. We know that's what they want, but they need to say it. By admitting they want a good deal, you can open up dialogue that discusses how they probably won't find that information on their own, but you can get it for them.
  4. Now that you have teased them and shown them that you can find them what they are looking for (a good deal being on the top of the list), you can go for the face-to-face appointment where they can trust that you will provide them with qualified properties to view.

Remember, internet leads are all in the numbers. You won't land all of them, but a good strategy and follow-up increase the odds that you will convert that lead into a client...then get the sale!

Great ideas.  I have been utilizing Internet-generated leads for quite a while and have been trying to find a way to get those who list bogus numbers and don't return emails to respond to my efforts to contact them.  Do you think that setting up a home search for them gives too much information so they don't have to make contact?  I would appreciate any input that you could offer.

Important article Ken - When contacted via email, if a phone number is given I call imediately and then reply to their email with more information acquired from the phone call.

Thanks for the great tips ,it takes time also before they open up, so you have to be patient with internet leads.

Roger, I think that the internet consumer is looking for a way to stay somewhat anonymous--they also typically take months to buy. They should have a way to search on their own, but allow them limited information and set up the search as part of the "teaser" that I talked about so they will want to come to you for more information. You will, however, get a number of leads that will give you incorrect information. Just keep sifting through them to find the solid leads you can focus on.
