Here is the Hunters Creek Market report 
for 3/31/2009.
Now as of late, the central Florida real estate
market as a whole has been steadily heating up.
Since over 13 months ago, the real estate
market in central Florida has done two things:
- The prices of homes sold have GONE DOWN steadily.
- The amount of homes sold compared to last year
has risen!
Things are getting better and better out there and NOW is
the time to buy a central Florida home, BEFORE the prices
start to rise.
- Interest rates are low also. They are right around 4.95%
for well qualified buyers.
Without further ado, here is the Hunters Creek
market report for the end of March 2009:
- Currently there are 122 homes for sale in Hunters Creek.
- The high asking price is currently $689,000 for a 3200
square foot estate.
- The low asking price for a home in the Hunters Creek
Community is an UNHEARD OF $159,900 !!
There are TWO of these low priced homes in Hunters Creek.....
- The first one has just over 1400 square feet of living space,
3 bedrooms and 2 bathrooms, and has a block and stucco
exterior...it is a short sale!!!
- The second home has almost 1500 square feet of living space,
it has 3 bedrooms and 2 bathrooms also.... this is another short
sale!!!
There are 44 of these distressed properties in Hunters Creek.
Hunters Creek is right on the border of Orange and Osceola Counties,
convieniently located near Disney, Universal Studios, Sea World and
downtown Orlando. Routes 528, and 417 are just a minute or so away,
so you can get ANYWHERE in central Florida FAST!
This is a community that prides itself on excellence and professionalism,
from the landscaped medians with palm trees and flowers, to the types of
businesses in the area:
- Target Retail Super Center
- Publix Grocery store
- Numerous casual and some fine dining restaurants
- The LOOP Retail Center

This scenario will continue as long as homes are in a stress situation, and we have buyers wanting to buy a dream home at a price they never could have in several years. I hope the market continues to be in a selling mode, but hope the market becomes stable, soon. We should bookmark this report and see where we are six months from now.
