No productivity anywhereYou know, I did not have a sparkling year last year. Lots of prospecting, but no listings, and no sales to show for it.

I mentioned in one of my earliest posts that I had spent last year planting seedscarefully planting seeds, and that I expected many of them to come to fruition this year.

Last Monday, I got the most unexpected e-mail, from a out-of-town seller prosect whose house in Waterbury was in need of major work. typical run down house At the time, I was candid and honest with him about the condition of his house (a multi-family), the amount of work that would be needed to fix it, and what he could realistically get for it in the condition that it was in. He thanked me and decided to actually fix the house up.

Fast forward to August 2008 - I am driving to my sister's house (she lives around the corner from the house), and I noticed that the first two floors are occupied, and I also take note of the extensive work done on the house.repaired and ready to live in Very impressive, indeed, but I did not make the call or send an e-mail regarding his desire to sell the house.

Which is why I was rather pleasantly surprised to get the e-mail. I followed up immediately after I received the e-mail, I completed an updated CMA, we spoke at length about the price he could realistically expect to get for the house and sent him the CMA (considering the neighborhood, and taking into account the work he did on the hosue), and as of today, we are working on signing the listing agreement before the next weekend.

Imagine what my life would be like if I got a call/e-mail like that every week, from a prospect that didn't pan out in 2008??? I'd have so many listings, I wouldn't know what to do with myself! Imagine what your life would be like if that happened to you!

I am glad to see that the seeds I planted last year are sprouting!sprouting seeds

Celeste - I don't know about insight. I think that this seller really appreciated the fact that I gave it to him straight when I first talked to him over a year ago. And he's the one who did all the ahrd work - his work just makes mine so much easier.

Midori - I have no intention of stopping. What I did have to do, however, was retrain my focus - everything I do now doesn't have to result in a closing in the next month, or two.

Sharon - Yes, I hope it does too. Now I have to diversify the seeds I'm planting...

Mike - I'm glad you were encouraged. BTW, I think you mixed me up with the person who responded to your recent post right after I commented on it.

Make sure to keep planting the seeds and taking out the weeds always cultivate your garden one day you'll have a large cash crop. Farming definitely works but it takes time and patience, keep up the good work.
