Home Buyers Seminar..Any suggestions

I am trying to put together a home buyers seminar.  It will be the first one that i have done and I am trying to get some suggestions on the best way to go about it.  I would like this to have a good turn out and be very informative for the buyers. Does anyone have any suggestions on the best time to do these?  Weekdays in the evenings or Saturday mornings?  What is the best information to give to the buyers?

I have read several blogs but was just wondering if anyone had any good suggestions on what worked well for them.

- give them information on how they can get pre-approved (what they need, which documents, tax information, letters of employment, etc.... some of them have no idea)

- tell them what is involved with the purchase of a home ... go through the steps and expenses, like the viewings, the home inspection, the final financial approvals, etc.

- explain the different types of financing, how much/minimum deposit/downpayment they need to have, etc. (you may even have a lender there, with you, to answer some financial questions)

- give out information about the local schools, churches, attractions, entertainment/live theatre information, etc. (some people may not be from the area, and they like to know)

- Saturday afternoons, right after lunch, seem to work well here. 
If you are offering snacks or salad and sandwiches, then you can make it a 'lunch affair'... people do show up.

My last one had a lender who talked about the process of pre-qualifying for a loan and the types of loans and a home inspector that talked about why you should include a home inspection in your offer.  I've always done mine after work hours in local community rooms in neighborhoods that attract first time homebuyers.

Consistency is the magical word.  Just pick a weekday prior to prime time and do it over and over and over and over.  The fist one will probably stink...the second may stink also...the third may be so so...the fourth may stink again....the fifth may be pretty decent...the sixth may be so so....the seventh many be pretty good....the eighth may be great.  Whenever the time it hits great, hang on as you have been officially branded.  Most quit from the failures.  If you can succeed on the first or second seminar, you are amazing.
