HOW DO REALTOR®S FIND BUYERS?

By
Real Estate Agent with ERA Belsito and Associates

When a homeowner tries to sell "By Owner", they use a few basic techniques to get the word out. Visit www.SamanthaNichols.com for more detailsThey place a "For Sale by Owner" sign from the local hardware store in the front yard, and run classified ads in the local newspaper, possibly list the property on Craig's List or other "For Sale By Owner" site.

When a seller lists their home with a professional real estate agent, however, a very sophisticated process begins in order to generate a successful sale.

REALTORS® have a backlog of prospective buyers who are looking for homes in their local market. Through the Multiple Listing Service (MLS), the agent cooperates with other brokers in the area, who will make appointments to show your home to their prospective buyers.

Professional REALTORS® also combine direct mail, telephone calls, a variety of advertising media and specialized promotional techniques to reach the sales market. We use the Internet for broad exposure of our properties. In this way we create activity on our listings that help them to sell quickly for top dollar.

A good realtor who is internet savvy will have a clients home exposed on numerous sites that generate the highest levels of traffic. It is easy to see why over 80% of all FSBO'S end up listing with a Realtor.

Very well said, although I might have to use the 80/20 rule here in that 80% of the Realtors do, and 20% haven't a clue.

People think selling a house is as simple as selling a car or a mattress:  Just put up an ad and wait for buyers to arrive.  After six months of frustration with no buyers, they realize they've wasted their time and money.

With the largest inventory on the market, for sale by owners are not even in the game. Most often, they want to over price anyway so if they go it alone, chances are they will feel very lonely!

As a follow-up to this, I just finished a fantastic course "Winning and Surviving in a Challenging Market" which reinforced just how important it is to work with a reputable Realtor. Realtors can bring much experience, knowledge and technique to their clients, which is important in the current market.

Thanks everyone for your responses!

Samantha, I think the most technology impaired Realtor can do a better job even than a FSBO who is a certified geek!
