Hey folks, I don't make those calls to annoy you.  I don't make those calls for my health. I make those calls because I'm truly interested in the feedback of your potential buyer, and I'm also interested in the buyer's agent's opinion as well.  You're not going to hurt my feelings... it's not my personal property, and any feedback you give me is going to help me convince my seller that we're:

     a) still priced well in the market
     b) not showing as well as we could
     c) overpriced, and need to consider a reduction

If you don't return my call I will:

     a) not bother you again, after all, I've got hours of BeJeweled 2 to play
     b) send you a personal note (ala Brian Buffini)
     c) continue to call and hound you until you return my freakin' phone call

By the way, once you've received my feedback request message... this is NOT the appropriate time to call me to say:

     a) oh... right, that one... we were running late, and didn't get there.
     b) you know, we couldn't get the lock box open
     c) I remember that one, that was the one with the running toilet, and the strong gas smell in the basement.

Sadly only a small percentage of agents leave feedback. I always leave feedback. It's just the right thing to do. After all, we're in this thing together.

Yesterday, an agent scheduled a 2 hour showing on one of our listings. When we got the feedback, this is what it said......

These are his words, not mine...

"We ran out of time due so did not get to see the house. We will try again another day.

Thanks for letting us viewing it."

OK, I have two problems with this (and I'm not even going to mention the abuse of the language!)

  1. Didn't this agent realize at some point that he was not going to make it to the home? Wouldn't a courtesy call to our scheduling service been appropriate? After all, you put the sellers out for over 2 hours.
  2. "Thanks for letting us viewing it" ??? Are you kidding me? You didn't view it! You didn't even show up!

Just leave feedback people. It's really quite easy.

Alan well put,  I think it is just rude to not give feedback.  I mean I list and show I always provide feedback because I know how frustrating it is to not get it.  I even had someone in my own office not provide feedback.  I emailed, and called repeatedly and nothing.  So one day we had an agent caravan I offered to drive and guess who got in my car.  So once we were driving and the door was locked I asked directly why she had not responded and I asked for some feedback.  That worked at least.

Craig - a TWO hour appointment???  You shouldn't have had to call for that feedback.  The agent should have stepped to the side, while showing his client the house before yours... and shot you a text (at least) saying "they weren't going to make it".  Yeeesh

Larry - I don't know if I consider it truly RUDE to not give feedback.  There is a school of thought, among some agents, that giving feedback is not in the buyer's best interests... okay, okay,... I don't agree... but return my phone call, and say "the buyer had no feedback"... or you can use MY generic line "it was our first time out, we haven't had time to compare it to anything else yet".

I always give feedback when a listing agent requests it. I unfortunately like you, do not always get feedback when I request it, but I do see it as an important part of the process to selling a home.

JL - I always give feedback, because I believe in "what goes around, comes around", and I want those same people to remember, and give me feedback when I request it.

I always provide feedback when asked by the lister.  I feel it's my professional duty.  Wish everyone else felt the same way!

zane - in our area, we don't leave a business card.    But when an agent calls for feedback... well, that's a horse of different flavour.
