The Short Sale Rumor Mill....More Misinformation....

  We listed a short sale property that had an offer within a week....and will close shortly. The home was in a popular community and there were close to 50 showings in less than a week and over 35 people at the one and only open house which generated multiple offer.

    Our sellers, while sad to leave their home, were pleased with the rapid progress of the listing. The buyers are the most flexible, understanding people on earth....and Mrs. Buyer and I have become each other's NBF....(New Best Friend) and could talk for hours about anything and everything.   She and Mr. Buyer were recently at a sporting event where they met people they knew who were also looking to buy a new home. Their realtor told them about the house on "Capitol Court" (street changed to protect the guilty realtor) which was going into foreclosure...and they would probably write an offer at the auction which was going to be held in 6 months.   Our buyers laughed all the way to the  car...not ever telling these folks how incorrect their information was....AND that they were the buyers after less than a week on the market...it was NOT going into foreclosure...and good luck at that non-existent auction.   The worst part of this story is that the realtor....who could well have seen ...or certainly should have seen this listing was "active with offer" in MLS in this short time frame.

   And we wonder why consumers don't "get" short sales...you think it might be from their trusted Realtor source ?  Urgh !

   Know what you don't know...don't tell what you don't know and if you don't know short sales...Don't tell !

Three "AMENS" on this post! Too many agents who don't know how to work short sales or are scared of them, wind up scaring buyers unnecessarily. It's absurd!
