I have been approached by a builder that has a house that has been on the market for....are you ready.... 3 years.  She has all but given up.  I was referred to her through a contact I have in Roanoke, VA.  Needless to say, she really doesn't have any money to put into this house for staging.  I started to brainstorm and came up with an idea that I hope works. 

I have approached a furniture warehouse where I buy a lot of furniture and accessories.  I've also sent clients there to buy furniture, so I've given them a lot of business.  I asked if they would be willing to lend furniture from their showroom to stage this house, in exchange, when the house sells, the builder will purchase a $5000 gift certificate to their store for the new buyer to spend on new furnishings.  I thought it was a long shot, but after about a week of working through the details, the store has agreed to give it a try.  I'm so excited.  Unfortunately, this means I will not be paid until the house closes either, which I have never done, but I'm willing in this one circumstance.  The owner of the store also told me, if this works out for everyone, he would like to do some other houses.  Yea!!!  Here are some of the photos of the house.  I'll post the after shots when we are finished.  Wish us luck!!!! 

Just think how these pictures will look after Andrew Mayon takes them.  I can't wait to see that.

Chrissie ~ Oh my gosh, that is a beauty! It sounds interesting (and a little confusing), but I'm guessing you will have all the details in writing between yourself, the realtor, owner and furniture store.  Good luck with it and I hope you'll give us an update as you go along.

What a beautiful house!  It will be fabulous after you stage it!

What a great idea!  I applaud you for "pitching" the idea to the furniture co.  Only once did I stage a home to be paid at closing.  BIG MISTAKE!!!  In this particular situation, the home was overpriced from the beginning and the homeowners would never come down. It's still for sale.  Make sure the agent (or builder?) has it priced right.  Good luck!

What a great home!  I can't wait to see the pictures!  I think your arrangement with the furniture store is a great idea - please let us know how it works out.  A lagging economy hs certainly made stores like that more open to new ideas.  Good luck!

After reading your blog posts, I have to add that I am in awe of the magnificent homes you show.  tunning.  Regarding The pic show, they offer no real intructions, per say, just take your time.  It took me about 4 hours to accomplish the results.  It was time well spent as I am pleased with the results.  I too, wish it were a little easier.  I will wait to see yours if you find and easier way, please let me know.  Good luck.

What a beautiful house! I can't wait to see the afters. Interesting idea you came up with! I would only caution you to check the comps and make sure that the house is priced right. The builder wants to move it, so this is her big chance. Can't wait to hear how it turns out!

Hi Chrissie,  Great job thinking outside the box!  A word of caution:  Like Patsy, I have agreed once to be paid at closing, and in hindsight, I would not agree to that again.  The condo is still sitting on the market almost a year and a half later.  Fortunately our contract states that we will be paid at closing or at the termination of the listing agreement, so I am confident that we will be paid eventually. 

Make sure that you have in your contract clear terms regarding payment and the arrangement with the furniture store.  You might consider terms that give you payment at closing or at termination of the listing, or termination of the staging contract.  Give your staging contract a date to be terminated (i.e. 12 months) or renewed for an additional fee.

You also need to think about what would happen if the furniture store went out of business.  Would they need to remove the items in this house?  Then what?  Just try to think of all the possibilities and get things spelled out for all parties prior to staging.

Thanks so much for the advice Diana.  I didn't even think of those things.  It's a little scary to wait for payment.  I told the builder I would do this if she listed with a Realtor that I've done a lot of work with and that I trust.  She said she would.  It would make me feel a little better at closing, knowing the Realtor knows what is going on and who is to get what amount at the closing table.  Anyway, thanks for your advice.  It is very much appreciated

Wow!! That house is gorgeous! I am sure your staging will look fabulous in it! Hope that is th ekey to helping it sell! Just out of curiosity, what is a house like that listed for in your area?

Hi Holly,  It is listed for $718,000.  Not too bad for such a gorgeous house and it is on almost 4 acres.  Plus, there are 2 celebrity neighbors.

You are going to have so much fun staging this property!  It is beautiful.  What an innovative idea to help not only the seller but yourself, the furniture company and the new home owner!  Love it!

Good for you!  Sometimes we have to take a leap of faith.  You will have a blast and the builder will be forever a huge fan if your efforts find "parents" for this lovely creation.

I have had more and more Realtors ask about getting paid at escrow, and it's really scary. I collaborating with the furniture store is brilliant!. I appreciate the comment of having all the details spelled out before hand. That is a beautiful house and really needs to be staged. Good luck.

Can't wait to see your after shots.  That is a gorgeous showplace.  I know your staging will bring it to life.  Way to go after what you want.  You definitely have the gift of persuasion.  I'm still working on mine.
