I just read a story in our local paper that caught my attention.  One of the big reasons is because the house it showed on the front page is in the neighborhood where I just gave a quote to stage a vacant new construction. 

Apparently in this neighborhood, several vacant new construction homes have been broken into.  They have caught the crooks, thank goodness, but I hope it doesn't give the other crooks out there ideas. 

This is what happened.  A man and a woman in their late 30's, early 40's would go visit the homes on the weekends during open houses.  They would look around to see what they wanted and one of them would unlock a window.  Then, they would come back with a construction looking truck and go into the house when no one was there.  They would open the garage door and park the truck inside the garage and close the garage back up.  Then they took items such as:  heat pumps, water heaters, stovetops, furniture, accessories, cabinet hardware, and even tools if the construction crew left them behind. 

What does your insurance say??  Are you covered if your staged homes get broken into?  My insurance agent told me if I stage for a builder to make sure they have builder's risk insurance.  If they don't then it would fall onto my insurance and of course cover my belonging that I put in the house.  In the case of an older home, the homeowner should have homeowners insurance to cover the stolen goods.  Again, if not, my insurance does cover it. 

This should also be a lesson for the agents working the open houses.  To make sure before leaving that all the windows and doors are locked.  These hard times are making people desperate.  We can't be too careful.

A friend of mine who is a stager just had one of her staged homes broken into. They took a sofa, and a few other things. The burglars must have been interrupted, because the loveseat was found in the garage, and some small items were found in the back yard in the bushes. She was pretty unhappy about it!

Recently while checking a vacant/staged home of ours, we found 3 exterior doors unlocked. A few small things were missing. The realtor was notified, and the key was changed in the lock box. Let's all be careful!

I'm going to start checking the doors to my staged homes too.  That a really good idea.  Sorry about your friend.  I would have been really upset too.  It's a scary world right now.

Our Realtor Association sent an email out about 10 days ago alerting us of a rash of robbers of vacant staged homes.  We must be very careful at all times!

Hi Chrissie, thanks for the post. Something we should all check with our insurance companies. Also, to ask the Realtors if they check the windows in particular after open houses to make sure the house is secure.

I'm going to call my insurance company tomorrow.  Everyone needs to be much more careful.  I actually quoted on a 4 million dollar vacant and got the job.  Everything was set to go until that home was broken into.  The theives stole $10,000 worth of tools and high end appliances.  Needless to say the staging didn't happen.

Yikes, this is disturbing!  Thanks for the alert.  I have arrived at staged vacant homes to find the door unlocked...usually because of agent error--or so I thought.  When it happens I grab my exacto knife and a hammer and quickly go through the house opening closet doors 'checking for bad guys'.  I hope I don't actually catch one!
