What are your experiences selling HUD's and Foreclosures?

Myself, I'm working harder, longer, and have more headaches at the end of the day than I did when I was selling in the traditional market. On the other hand, the phones are ringing, and I have people to work with, but I have had to be smart about who I show homes to and who I don't.

I find out how motivated they are, and get them Approved ASAP. I don't spend my time with people that are just out "kickin tires." It's tough, but it seems to be working, and thats saying a lot considering I'm here in Jackson Michigan.

I'm curious about everyones elses experiences with HUD's (either positive or negative) Myself, I feel like I'm beatig my head against a wall, but right now it's the only game in town (in Real Estate anyway)

It is about how well you prequal your prospects, otherwise too much brain power for a lot of non closing deals

I got started in May 2005 as the market was declining and I'm still here. It's a lot of work, but at the end of the day I have Zoey the Cool Cat to come home to, and I think that when the market comes around, I'll certainly be better prepared for it.
