Yes the Yellowstone, the wild and wonderful River that flows out of Yellowstone National Park. Small acreage lots, several right on the River, all within an easy walk right down to the water. Wildlife abounds, if you like to take pictures, you'll never run out of material here.
Location: 15 minutes north of the Billings Heights, easy commute to the largest metro area in Montana, Billings.
Age of Homes: Newer subdivision, homes built 2003 to present
Style of Homes: Most of these homes are custom built, some very large. Styles vary from traditional ranch, multilevel and log. Great place for a few horses, lots of Park and River bottom to ride in.
Lot sizes: from 2 to 7 acres. Many of the lots have access to irrigation from the Billings Bench Water Association ditch. This ground was previously used as grass hay/alfalfa mix. There is plenty of room for a nice barn or outbuilding. Covenants give good clarification of standards that enhance and protect the values in the neighborhood.
Prices: Lot prices are very affordable and range from the low $30,000 to $90,000 for a River lot. The lots that overlook the River are stunning, just imagine waking up to outright beauty every day! Homes in the subdivision have sold in the $240,000 to $400,000 range. The custom homes built by local contractors vary from medium priced to upper end type homes.
This is country living at it's best. Owners use wells and cisterns for domestic water supply and septic drainfields for sewer. Electricity and phone is available to the lots. No natural gas or cable for tv/internet. Propane is commonly used, tanks can be buried underground. Satellite for tv/internet as well as an antenna type local service for tv/internet is available. The school bus drives right through the subdivision, this is a great privilege.
Schools: Shepherd Elementary, Junior High and High School all on the same campus. This is great for keeping families together. This is a class B school, more of a medium size for Montana.
