Buyer Broker Agreements

 

When is the appropriate time to ask for the buyer to commit with a Buyer Broker Agreement?  When you meet the client for the first time? When you have gotten the client pre-qualified for a loan? Or maybe when you have shown them several properties.  

Why is it that some agents do not use the agreements? And should you always use them?

I am tired of hearing agents refer to buyers as liars. I love working with buyers more so than sellers.

I always use a buyer broker agreement. If the prospect does not want to commit to me, I move on.

I just have a question for agents that do not use the agreement but yet complain about the buyer.

Would you take a listing without a listing agreement?  I do not think so.  Why would it be different with a buyer?

First scheduled face to face appointment. Actually, in MD I believe that this is required by law. They don't have to sign it at the first scheduled face to face appt., but you do have to present it to them and explain it to them.

I won't work with a buyer who doesn't sign it. It really is in their best interest to sign it.

Julio, Good point. Why work with someone who is not committed to you? As a listing agent, we don't start until we have a signed agreement. The buyer wins knowing that you are looking out for their best interests. Nothing better than a buyer with a good agent. Please come show my listings!
