I blogged today on the TexasRealtyBlog about an encounter with a mullet haircut. The mullet is the "business in front, party in the back" hairstyle from the late 80s/early 90s that fizzled in latter years. Since I love blogging, I took a bet with friends that I'd be able to somehow connect the mullet with real estate.

THE WAY OF THE MULLET...
The reason I like the mullet is because of the notion that it's "all business in the front, party in the back." If you think about it, I'd pre-judged the gentleman in our parking lot as a "businessman" because of the way he looked. Buyers judge houses the same way. If your house is boring and plain in the front, it doesn't matter what's inside or in the back yard. On the contrary, if your house looks "all business" in the front and the back is a mess, that can shock someone and disappoint.
If you understand and internalize the way of the mullet, you understand their shock value, then make sure your home speaks to the right buyer. 
THE MULLET LESSON...IN REAL ESTATE TERMS
- Sellers should not downplay the value of curb appeal. Your home can be wonderful on the inside, but it won't matter if the buyer will not leave their car.
- Sellers need to position their house in the front, back and throughout for the right buyer. Your home will not appeal to all buyers. Some buyers want a "business" looking house with manicured lawns, flowers, and general appeal. Others like the "party" aspect with unique features and perhaps a less "mainstream" look. Like the mullet haircut, you can't appeal (with success) to both buyer types.
- When it's time to update your home, do it. I think the shock of the mullet was the fact that it's long been out of style and has not been missed. If you have features that date your home, they are probably not cool even if they are cool to you. Update them and create an pretty picture for the next buyer.
