If I were a brand new agent, I would get a job as a buyers assistant. Work for an agent or Broker with alot of listings and get their buyer leads. You will accumulate alot of completed transactions much faster than trying to compete with those same people for listings. Most top listing agents do not want to work with buyers anyway.

If possible work for a broker that also has an escrow assistant and become best friends with that person.
