In March of 2009 there were 5 homes that closed within the month for Westboro Massachusetts. This is a decrease of 4 units as there were 9 homes that closed in March of 2008.

The Average list price for the homes that closed in Westboro for March of 2008 was $370,256

The Average list price for the homes that closed in Westboro for March of 2009 was $449,720

The Average sale price for the homes that closed in Westboro for March of 2008 was $356,425

The Average sale price for the homes that closed in Westboro for March of 2009 was $426,858

The Average Market time for the homes that closed in Westboro in March of 2008 was 147 days.

The Average Market time for the homes that closed in Westboro March of 2009 was 126 days.

 

7 homes went under agreement in Westboro Massachusetts in the month of march. The average list price of the homes that went under agreement was $521,643. The average time on the market for these Westboro MA homes were 127 days.

This can be attributed to the on going weakness in the real estate market in Metrowest MA. There was however a decrease in the days on the market for the same period in Westboro MA. This is indictive of sellers becoming more realistic in pricing their homes properly.

These statistics are similar to many of the towns in Metrowest MA. Most of the surrounding towns experienced a decrease in the average list price and sale price for the January to December time frame.

Hi Bill...Wow seems like your market is very slow, I'm sure it'll change with the Low Mortgage interest rates. We have seen a 50% increase in Sales in Victoria in March just over February this Spring and sales are only down around 10% from last March.

Fred - Not really. The market in Westboro Massachusetts and other Metrowest communities has really picked up. I expect that we are going to have a very brisk Spring. There are a lot of 1st time buyers entering the market.

Hi Bill - looks like March 2009 was a more positive one than last year!  Hope that continues for you.  It's been busier up here in my areas the last few weeks, too, and we're certainly feeling much more positive about the coming months with the level of activity we're now experiencing.

I viewed your report as very interesting. Your average price in Westboro Massachusetts went up by $70,000 from 2008 to 2009?

From almost everything I've been reading in your Metrowest MA real estate reports for over a year, it seems like your communities have fared much better than others.

Ann - The Real Estate activity has certainly picked up quite a bit. I see the Spring being pretty darn good for the Westboro area.

Lynda - What you were looking at was just one months data for the average sales prices of the homes that closed. This can be a bit deceiving as some months higher priced homes end up closing. You really need to look at the year over year data below to get a  good picture of what is happening in the market.
