Here in Cincinnati, Ohio the market has definitely picked up. How about yours? There percentage of the closings that are shortsales, etc. is about 40%. I have certainly seen an increase in the amount showings on my listings. I sold three of my listings in the past 7 days. Our Absorption Rate is now over 9.00 at 9.14. I anticipate it will stay in the 9's through the summer months. We do have pockets that are much better, West Chester, Ohio being at 6.80. West Chester has been in the 6's all year and has been about 2.00 below the rest of the MLS year-to-date. The Absorption Rate for Liberty Twp. is currently 8.91, I expect these two community's Absorption Rates to come closer together because they are the same types of homes, the same type of buyers buy there, and they share the same fantastic award winning school district, Lakota Local School District.
Mason Ohio has had 305 homes that have sold in the previous 12 months at an average price of $301,546 2008/2009. Over the same period 2007/2008 360 homes sold at an average price of $313,306. For some that may be a cause for alarm, Less homes have sold and at a lower average price. But let's take a look at what has happened Year-To-Date. Year-To-Date this year Mason has had 54 homes that have sold at an average price of $254,144. Last year (2008) for the same time period we had 40 homes that had sold, average price of $223,681. So this year thus far we are outpacing last year in both number of homes sold AND the average selling price.
