Maureen, You did an absolutely beautiful job.  If I ever purchase another home (and I will), it will be energy efficient and as "green" as I can get.  Not just to save money but to live healthier.  How wonderful that it's finally growing in demand.

Maureen it's fantastic.  I have two questions.  How did you decide on the furniture placement in the living area?  What's the black groundcover in the yard.  It looks like lava but I know that it's not. 

 Let us know how the Open House goes and how the whole project is received.

hi Ginger ~ Thanks for stopping by!  In the living area I knew that buyers would expect a space for seating so I placed a sofa facing two side chairs, then added a sofa table behind the sofa to set it apart from the dining area, and added a large tree.  (There is also another family room downstairs for the TV, with another fireplace.)  This home has a spectacular fireplace made from recycled granite pieces in the dining area so that's where we placed the dining table, which could hold 6 chairs but for staging just has 4.  There's also a large buffet-size table in the dining area to the right of the fireplace to show buyers this is usable space as well.  Outside, the landscaping is very "Green" in more ways than one!  Planting grass was not considered since it would use too much water in the summer months, so they used black mulch to hold moisture in the ground, along with drought-tolerant and native plantings and river rock.  I will be doing more posts about this home and it's many Green features as well as some great Before & After photos.  It was one of the most satisfying projects that I've been involved with ~  this home just has the best "vibe" both inside and outside!

Hi Fernando ~ Thank you so much!  This home truly does have very livable spaces and wonderful features.

Regina ~ Thanks for commenting ... the oak floors were original from the 1957-version of this home but beautifully refinished.  The cork floors are soft and absorb noise, and can be polished up as often as desired.
