We all know we need to market ourselves so remember to promote yourself everywhere, and be unique.

Most of us have the same old advertising and the same as everyone else's. 

Try something new and different. 

Think about your responses when you are talking with clients/customers.  If you meet or hear from someone new ask them "What did you hear about me?" not "How did you hear about me?"  You will get way more info this way and maybe you can incorporate some of it into your marketing and promotional material.

Don't say "I did 100 hundred transactions/ends" - why not say "I was involved and assisted / helped 100 families move into their new homes" or whatever it is ........... it is far more effective.  They don't care if you are Mr. or Mrs. #1 in Canada but they do care that you can help them.

When people ask you how you are doing or how business is, always be positive and upbeat.  They don't want to work with someone who is negative or struggling or down in the dumps.  Be upbeat and positive and for goodness sakes don't listen to those negative people around you!  There are opportunities out there.  Let your clients and customers know that you are in control, doing great and it will make them want to work with you.  Keep your sense of humour!

Don't be a Secret Agent. 

People love real estate and they want to talk about it.  Where your name badge or the REALTOR pin when it is appropriate which is pretty much all the time unless you are partying or going to have road rage or something like that.

Awesome tips. I really like the one about helping families. I often get pulled into the realtor lingo and refer to "Deals." I like your approach better.

The part about "being involved in X transactions" says much more than not only spewing a number, but being invovled in real estate actively.  I have always hated this question, but this is a great way to address all of the things we do that is part of being in the real estate business.

Outside Blog

This is great Katie - I have to say thank you.  I have some clients that are not from the area and I take numerous photos of properties so they can get a feel for the property.  One day I had no choice thanks to Spring Break and a sick babysitter, but to take my four year old and two year old to two properties (they were vacant, otherwise I would never have done that!) In two of the photos they managed to get their little wiggle wormy bodies into the photos.  I really debated in sending the photos.  In the description under each photo I write what they are looking at the angle etc.  so the first photo of the children I wrote - view of living room, smal children excluded from sale.  In the latter photo (they were really dancing) I wrote - View of master bedroom - small children may be included in sale at this point.  I sent it and wondered what they would say... I am pleased to say they called the next day to let me know they had decided to work with me on one of the properties, as I had given such detail with a personal touch, "I feel I know you better"

It was a chance and possibly a little unprofessional but it felt right and it gave me the sale.  Stepping outside the boundaries does not have to be this drastic, but those little touches make all the difference!

I've started gauging my success on how many families I can help per month/year. Another agent told me, "instead of saying you want to make x dollars this year, think of x amount of families you want to help this year."  What great advice!

Kymberly, What a wonderful story, thank you so much for sharing, I too have a two year old and a four year old. They are munchkins and have on occassion made it to the development site with me, where they play in the dirt with the dump trucks & diggers. (Toy dump trucks and diggers, I mean)!

Katie, this is so very true.  I am embarrased to say that I have no idea where my name tag is.  I don't think I have seen it in about 10 months.  I know you should wear it, but I get aggravated by it.  I do at least always leave home with a pocket full of business cards.
