I recently listed an expired listing that had been listed TWO times previously with the same Realtor.  The seller needed a change and interviewed several agents and choose myself as a result of my marketing plan.  As part of my marketing plan, I have the home professionally staged with Tori Ross with Ross Designs.

This home was vacant and the seller took my advice and rented furniture.  I sent the seller a copy of the flyer and the seller said, "the flyer and staging looked so good that it almost bordered on misrepresentation and that it did not even look like the same house." 

If you are selling a home it will actually SAVE you money by renting furniture.  Many sellers are very reluctant to rent furniture especially if they just spent all the time, effort and energy to move their belongings out of the property. 

Likewise, I like to save money just as much as anyone else.  However, it SAVES me money by SPENDING money to have the home professionally staged and to have professionally made property flyers.

David ~ You're so right about sellers needing to spend a little to gain the maximum appeal that professional staging can provide.  The online presentation and the in-person viewing now make this home inviting ~ Tori did a great job staging it.

David ~ It looks great and I'm glad to hear that you are a supporter of staging.  Isn't there a saying along the lines of "You need to spend money to make money"?

It's funny that the owner would use the word "misrepresentation." If the home can look that good staged, it can look that good lived in. Tori did a great job!

The question shouldn't be "what does staging cost", the question should be "how much will it cost me NOT to stage?".

It's great to see another Realtor who "gets it", and who will benefit from this beautiful staging, along with the seller.  Kudos to you for using staging as part of your marketing plan.
