State Code on Landlord Tenant law vary from state to state. It is important to have a copy of all rental codes for reference. Most states have it on their gov. websites and it is free. If you are in this field of real estate, it would be a good idea to memorize them. Owners tend to call a few pms or rental agents to phone interview and tend to go with most knowledgeable and experienced.

In Virginia, we actually have 2 landlord tenant codes - a common law code for owners of units with less than 10 rental units ANYWHERE - not just in Virginia; and the Virginia RESIDENTIAL Landlord Tenant Act that governs multi-unit properties AND owners with 10 or more rental units ANYWHERE.  Unfortunately, it is hard to find the statutes for the common law landlord tenant code and many tenants can find the VRLTA statutes which may well not apply to them.

An excellent site for up-to-date links to landlord tenant state statutes is Jeffrey Taylor's MrLandlord.com.  Also, information on state security deposit rules AND small claims court limits can be found on the Nolo.com website.

I agree we should all be familiar with the codes, but memorizing them is pretty close to impossible.  There are pages and pages of government legaleze to read let alone memorize.  Nice post.
