I staged the main floor of this vacant basement home.  The budget only stretched far enough for painting in this basement room that totally overwhelmed buyers.  The fire engine red floor-to-ceiling color had to go!  The new color is very soothing, don't you agree?  I thought painting would take at least 2 coats of primer and 2 coats of paint.  But my painter had it covered beautifully with 2 coats of paint.  He did have to spray the ceiling.

WHOA!  What a major difference!  What were they thinking with that red?

Come on their might be a fireman that might want the house.  You did open up the pool of buyers to all the non-firmen though.

Are they kidding?  Even a red ceiling?  I've never seen such a compelling reason to use paint ... good advice.

Yikes I think I was swallowed by a fire engine.  Love the new calmer colors and so will the buyers.

Joan,

I can't help wondering what they used this room for???  However, I won't ask.

You were dead on - the room looks a thousand times better and will be so much easier on the eyes of potential buyers.  Rather than "what the h... were they thinking, and how much will it cost us to change that?", your work should bring in positive comments.

Good work!

Amazing... what were they thinking?  Its no wonder this house would not sell.  Even though paint can often be a cosmetic fix... its a necessary fix for potential home buyers to envision the potential!  The transformation is wonderful and you did a great job!

OMG is right. Wasn't there a red room in that Amityville horror movie? Maybe this was the set for it! I agree that the FIRST thing to spend money on in this area was PAINT!

Joan you took this room from a little piece of 'hell' to a little piece of heaven. You have some painter! If there's a limited budget and you have to choose between paint and staging I choose paint. As stagers we know how important the 'envelope' can be to a buyer. This is a perfect example showing that there is more to staging than placing accessories.

Yes!  Paint is so important.  Sellers need to realize that only buyers looking for a fixer-upper are willing to take on homes needing immediate work.  This vacant house was on the market unsold for a year.  Red room painted, main rooms furnished - offer within 60 days.  Good stats considering the sluggish market for executive homes.

Joan,

The paint color changed everything.  What a difference and a great before and after for your portfolio.
