Cardiff real estate market report

As a buyer or seller in the Cardiff real estate market, having information about the current market conditions will enable you to make an informed decision regarding what to do with regard to buying a home in Cardiff, or selling your Cardiff home. 

The Cardiff real estate market is very localized, and knowing what is going on in the market with regard to inventory and sales is important for making a buying or selling decision. Finding comparables for determining price for either a listing or a purchase can sometime be tricky.

Here is a summary of the Cardiff real estate market for March 2009 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed. 

  • In March 2009 there were 5 homes sold in Cardiff, down from the 7 sold in February - 2 were attached properties (average price $332,750, DOM = 41, selling at an average of 99% of asking price, all statistics which increased over February's) and 3 were detached (average price = $931,666 with 45 DOM and selling at an average of 96% of list price).
  • Cardiff homes that sold ranged from $705,000 to $1.24 million for detached properties and from $265,000 to $1,298,990 for attached homes 

Because of the very small number of homes sold, it would be unwise to draw any conclusions of the pricing trends. 

As of March 2009 there were 60Cardiff homes for sale (44 detached homes, and 16 attached homes), a 7% increase in inventory over January. This represents an inventory of only 4.8 months for attached homes (just slightly more than at the end of February 2009) and 14.7 months for detached homes at the current rate of sales (based on a 6-month period), which is an increase from 12.3 months from February. 

20 Cardiff homes came on the market in February (14 detached, 6 attached), the same as in February, with 7 homes going pending during the same period - 6 detached and 1 attached - also the same as in February. 

Data are based on information provided by the MLS for homes that went under contract in the last couple of months. Hi Jeff

Finding comparables these days is hard; I have been concentrating on commercial short sales and the appraisers are pulverizing all the deals. I think those very large commercial properties are going to be a big wave soon coming up. Is there a lot of commercial sector in your area?

Lisa - well I agree. I admit to getting lazy about not creating charts.

Terry - so true. And I am finding more and more buyers and sellers are interested in the stats and know taht what they see in the media is not accurate on a local level.
