I received a call today, and wondered how other mortgage professionals - and for that matter, real estate brokers - would approach a request such as this:
"My name is XXXXXX, and I am getting ready to sell my home For Sale By Owner. I found information you had published on the Internet, and wanted to see if you could help me. I was trying to find a way on your website to do a loan comparison to help market my property, but am confused by how you have done your calculations and would like to see if you could help me with mine. No, I don't want your flyers, I am able and want to do them myself. I just need the information. Well, if you need to know my proposed purchase price and contact information, I'll need to get back to you with that" Click.
I would love to help For Sale By Owners who are "borderline short sale". I don't mind a bit when it comes to helping a FSBO promote their property within the limited realm we have as mortgage professionals versus licensed real estate brokers, and especially to help qualify their potential buyers.
But this person says they "have plenty of equity, just want to sell the home themself". I don't know about you, but I'm a little busy these days! Too busy to be able to spend a whole lot of time on "business" that doesn't bring in a paycheck for my family, which IS a big part of the reason why I work.
How would YOU approach a call with this request?
