I received a call today, and wondered how other mortgage professionals - and for that matter, real estate brokers - would approach a request such as this:

"My name is XXXXXX, and I am getting ready to sell my home For Sale By Owner. I found information you had published on the Internet, and wanted to see if you could help me. I was trying to find a way on your website to do a loan comparison to help market my property, but am confused by how you have done your calculations and would like to see if you could help me with mine. No, I don't want your flyers, I am able and want to do them myself. I just need the information. Well, if you need to know my proposed purchase price and contact information, I'll need to get back to you with that" Click.

I would love to help For Sale By Owners who are "borderline short sale". I don't mind a bit when it comes to helping a FSBO promote their property within the limited realm we have as mortgage professionals versus licensed real estate brokers, and especially to help qualify their potential buyers.

But this person says they "have plenty of equity, just want to sell the home themself". I don't know about you, but I'm a little busy these days! Too busy to be able to spend a whole lot of time on "business" that doesn't bring in a paycheck for my family, which IS a big part of the reason why I work.

How would YOU approach a call with this request?

These folks are funny.  They can't do it themselves and know it.  They want your hard earned skills and knowledge but don't want to pay you for it.

I am paid for what I know, not what I do. 

I always suggest that they start with a real estate course.

Pick a few professions you use and ask if they work in these professions. Then ask for a trade of services. Something like "you fix my car", and I'll give you the equivelent time in helping give advise on marketing your home.

It seems like you did not get a chance to handle it?  As soon as you wanted a least a little bit of info, they did not want to reciprocate.  I usually am polite, but dont get too involved because until they see the value, it won't matter....someday they will

Outside Blog

I usually take the time to help them because sooner or later they will need a Realtor and they remember the one who helped them!  They at least are a warm lead versus the cold ones from the internet.

I would hazard a guess and say that this one sounded like a "wants a freebie" type. I have had the sad experience of trying to make lemonade out of this kind of lemon, with poor results. If and when they finally do decide they need to hire a professional, they find someone else, without any thank you's or explanation; a total waste of time and effort.

Sounds like they resolved the issue for you.  If they're not willing to give you their information there's not point in giving them yours.

Lenn - Professionals like you (and the many others here in Active Rain) are indeed compensated for your expertise...and entitled to compensation for your wealth of knowledge and experience. I have shared knowledge with existing customers over the years, and never thought twice about it knowing we already had an established rapport and trust. A real estate course is a great suggestion, thank you!

Claude - Yet another great suggestion. I was so focused on trying to figure out if the person I was on the phone with was really asking me to give them years decades of knowledge and hours of my time for free, that I got stuck. Thanks for another solution.

Krista & Michael - The conversation lasted less than 5 minutes, and try as I might to figure out what working relationship I could establish with this person, this was not what they were looking for. I think they were asking me to give more free tools on my website so they wouldn't need to hire anyone!

Terri - A lead comes with a name and phone number/e-mail address, which this person had no intention of providing.

Brian - Yes, they surely did.
