Brea Real Estate ReportBrea, CA Residential Real Estate Sales Report ~ Brea Home Sales for March 2009.  

Single Family Homes for March:

  • Average asking price was $663,227 for a home with an average of 2,410 square feet.
  • 69 re-sale homes were  for sale, compared to 65/94 and 95 for the past three months.   
  • 25 pending sales and back-ups, as compared to 12/20/16/36/30/27/27/24 preceding months.  
  • 29 homes closed in Marchup more than double than last month,and compared to  12/13/20/11/28/30/24/20/14/21/13 respectively in the past 12 months. 
  • Average selling price for March was $592,930  for a home with an average of 2,306 square feet.
  • The average days on the market was 95 for March. 

Condominium activity for March:

  • 14 condo/town-homes were for sale, compared to 6/12/9/13 in the past few months. 
  • 5 pending sales/back-ups went into escrow in March compared to 3/1/4/3/1/5/7/2/1/1/5/2/2 since the beginning of 2008.
  • 6 condos closed escrow for March compared to  0/5/3/4/2/5/4/2/2/0/3/3/2/4/6 respectively in preceding months.

Lynda -this is, as always, a great summary of your Brea real estate market. We are seeing similar trends in Carlsbad and Encinitas, with sales volume last month up, as well as pendings (now two months in a row). Average price for detached homes went up for Carlsbad by 4%.

Wow Lynda, business has picked up , hasn't it. It has here as well but I haven't even thought to check the stats lately. One of these days I will do that Market post I promised with all the neat graphs and charts. iworks supposedly does all this and I haven't purchased it as yet. But I will as soon as I finish learning about iPhoto. The Mac has some great tools and I am impatient to learn them. But I remind myself that this time I want to learn the right way. Crawl, then walk, then run and then the Marathon!
