The foreclosures were due to location, condition of construction (a paid off city inspector?) and of course the current economy.

They seem to be all over the place.  Richmond seams to be about half foreclosures and short sales.  I wish you the best.

I showed properties this week and it was interesting that a few of the listings I was going to show had been pulled by the banks via foreclosures.  The agents that had them listed were just notified a few hours before to remove their signs and lock-boxes.  Scary stuff!

Hi Nate - I think foreclosures are one thing, but then to add shoddy condo construction and ethically questionable developers... it just doesn't help the situations out there at all.

Jim - I hear a lot about banks doing some strange things with the listings these days.  Are the properties all condos that you are being pulled or SFRs as well?

Good post, lots of that here also, warranty inspections with IR camera show compressed insulation, cause inproper install by contractor, the list goes on electricial venting etc, it is everywhere
