I believe that most agents want to make the home buying experience, not just a good one but a great one for their buyer clients. It is definitely my goal. To that end, it's important that buyers understand what must happen every time they ask me to show them some properties, and that I so appreciate being given sufficient notice.

It is not uncommon for a buyer to choose 10 homes to view in one afternoon. This is what I will do to prepare.

1.Pull up the mls records for the homes you'd like to see. Here I might find that 3 out of 10 are contingent (under contract). I'll need to stop what I am doing and call you or e-mail you to let you know as you may want to substitute other homes.
2. Once we have a solid list of homes to view, I will review the printouts so I can see the lister's comments which may include but are not limited to:

  • 24 hour notice to show, please
  • tenant occupied, must call lister to show
  • showings on weekends only or evenings after 6:00p.m.
  • large dog on premises, please give plenty of notice
  • call owner direct for showings
  • lister must be present for all showings

3. I will review each printout to see if there are any obvious errors, such as a square foot figure that doesn't look right or perhaps an incorrect school system. I will  look at the public record to see if the taxes are correct, especially paying attention to homestead exemptions so that you know the correct tax figure before you view the home, as this may make a significant difference.

4.Once the above is done, I can arrange the homes geographically and begin to make the appointments which will require calls to the agents and/or their offices. Sometimes the agent is available and sometimes not. So I have to wait.

5.In the end, I will most likely only be able to show you 6 or 7 of the homes you requested, because of the restrictions put on by agents and/or sellers. However, I am always willing to reschedule with you for another day to see the other 3 or 4  homes.

Scheduling homes to show is not rocket science but does require time. It is virtually impossible to schedule showings on short notice for a large number of homes unless they are all vacant. Please know that this is not a complaint of the work involved but rather an explanation of the process, so you will understand when I say "I'm sorry, I could not get the appointment today because......... but I'll do my best to show you the home tomorrow."

When given little time to work with I have been known to tell buyers - that with such short notice we are going to only look at vacant homes..... and we can set appointments for the others tomorrow or the next day you have available.... tends to work - but we have a lot of vacant homes

Barb, buyers sometimes don't realize that we have other clients and that it is not always possible to show a home on a moments notice....unless it is a REO....of which there are many. Maybe this is why they are getting spoiled and think that they can see them so soon!!??

I rarely ever work with buyers, but I definitely try to be as efficient as I can when scheduling a trip out to look at houses (much like you).  I basically give them one trip in my big red truck - if they want more they have to sign an exclusive buyer agreement with me.  I'm not going to waste my time showing properties to tire kickers or someone who is going to end up writing their offer through their sister/neighbor/cousin.

Mapquest will allow you to put in multiple addresses and you can sort them to get the best time/mileage figured out.
