Q: How do you ethically combat the unethical agent(s) who bad-mouth you around your own neighborhood and/or community?
A: You publish that stats that prove that person wrong!
It took us a long time to get to this point, but we finally decided to strike back. After months and months -- years, really -- of dealing with negative and slanderous comments by a fellow REALTOR® (yes! A REALTOR®, even!) in our community, we decided that the best way (and the most ethical way) to strike back is with the truth - and the truth lies in the numbers.
So when a real estate agent tells you that he or she sells more homes in your neighborhood, area, or city than anyone else, ask for proof. Ask to see the numbers, because the numbers will tell the story.
Even more importantly:
- When a real estate agent tells you that he or she won't show your home if you don't list with them...
- When a real estate agent speaks negatively to you about another real estate agent while trying to secure you as a client...
- When a real estate agent agrees to list your home at an unrealistic price just to get you to sign the listing paperwork and list with them...
...ask is he or she is a REALTOR®. If they say yes, ask them what the Code of Ethics means to them.

I once had my own house listed for sale. After it sold, a buyer I ran across (who was looking when my home was listed and yet was still looking later) told me her agent refused to show my house to her. She told her she wouldn't like it. After it sold, the buyer came to me and told me the house was probably THE ONE.
She rufused to tell me her agent's name so I could do nothing. Unethical agents are everywhere.
