This is an interview that I did with Rick Stonehouse where he talks about the way that buyers have changed with the use of the web now in comparison with what he had to do before the web.

The upshot is that they are much more educated than they were before and that in the end, the more info they had going in, the less work they are to take care of.

My mother was a Realtor in the early to mid 70's.  She has a hard time identifying with the role of the Internet...she liked being in control of "the MLS book."  I shudder at the thought of going back to that.

The Internet makes our role as agent SOOOO much easier!  I can't remember the last time I held an open house or actually drove someone around in my car!

I can certaily agree that the Internet has had a big positive impact on our business, but I also think that the nature and depth of than impact varies greatly by reagion.

Here in the Rust Belt (Michigan) we actually still do open houses and drive people around in our cars. It's just that the people coming to the open houses have already seen the virtual tour or the YouTube video, so their visit is a confirmation visit and not so much one of discovery. And the folks who ask to go see houses have already done a lot of homework before we get there, so I have to work a littel harder to know somethign that they may not know, as a value add to the visit.

Great stories Riel.

Marketing....Any Marketing has to be integrated. Every real estate professional should have a web presence. A presence that offers values. You should have a way to connect to and communicate with your web visitors. You communication MUST add value.

Value can be anyting (and may vary from clients to client). From an Open house; responding to a blog with good facts and knowledge about the subject to answering the questions from a prospective buyer from Europe.

Besides the online stuff, you should have an off-line strategy. Not forgetting word-of-mouth.

Today's buyers and sellers and SAVVY.......they can see the BS a mile off.

If you can't add values to a transaction, don't bother to get our of bed!

Your stories clearly demonstrate the value of lead capture via a website, appropriate follow up, adding value and the "win-win" for client and agent.
