Wow, what a difference 2 years makes. I started tracking Kauai absorption rates back in February 2007 after reading an article in Business Week. The Business week article defined ranges for good, OK, bad, and ugly and I prepared color-banded charts accordingly. Back then, you could actually see all the color bands with red (ugly) only at the top half. Fast forward to April 2009 and about all you can see is red! Charts for the 2007 and 2009 are shown below. What's the point of all this? Well if you're a buyer, it's YAHOO time because there is a huge inventory to select from, lower prices, all-time low interest rates, and buyers rule! If that's not yahoo time I don't know what is! My condolences to sellers but good times for you may be on the way sooner than many expect.
