Furnishings Can Hide the Positive Attributes of A PropertyA couple of days ago I was out previewing a couple of properties here in Brevard County Florida for an out of town buyer. I looked at two different units within the same well maintained condo complex.  It is a beautiful place with a heated pool and tennis courts.

The units were essentially the same square footage, located in different parts of the building.  One of the units was painted an off white, with light colored tasteful furnishings. It showed light, bright and cheery.

The other unit was also painted an off white color.  But, it had a deep, dark, much older carpeting.  The entire unit was decorated in very dark antiques. 

I love antique furnishings. Years ago my husband and I used to sell antiques and today we have some pieces accumulated over time.

The second unit somewhat took me aback, though, with it's dark, primitive furnishings and it's dreary, depressing interior, even though I am an antique lover.  Even as a Realtor, I had a difficult time looking past the furnishings to be able to envision the unit without them.

As, I left this attractive condo complex, it was so interesting how incredibly different these 2 units that were essentially the same square footage and the same floor plan looked and "felt".  Furnishings can "hide" the positive attributes of a property for sale.

How true! Staging a home is key when doing a sell. I have had several home stagers go over property listings with me and they have pointed out things some would never think about. I like to take my sellers out to look at comp properties and let them see what they are going up against and to let them see what they need to do or not do. It really has made a difference with my sellers. One good point that was made about furnishings to me when staging was to allow the molding around the room to be seem floor and ceiling. The old rule applies in home staging, " Less is sometimes more".

Sandy - I think I notice this especially in smaller homes and condos. Even with some beautiful furnishings some are so overly cluttered you can barely squeeze by. Time to box up stuff and move some large pieces out, before even hitting the market.~Rita

Sellers need to realize that their homes need to show for the benefit of the buyers not for their own benefit. People need to imagine themselves in the home to want to buy it. Its like I have been preaching in some of my blogs, buying a home is emotional and you need to create an environment that creates an emotional connection with the buyers.

That is very true.  Sellers need to realize that the homes need to show their best; however, I think the seller's agent can help a great deal as well.  They have to drive home the point that if that condo or that location appeal to a certain age/group of people, then they have to stage it that way, even if it means moving out some of their personal items, or larger pieces of furniture.

Sometimes it helps to take the sellers to visit other homes that are also for sale, and similar to theirs, but show better.

Hi Sandy, Isn't that so true. I was in a house ( a very large house) that had crap beautiful antique furniture everywhere, and quilts and big and little doodads... even though I liked most of the things be themselves it was very distracting, and it was hard for me to picture living there, I was doing an agent preview, so I didn't get any feedback from a potential buyer that day.

I sold a home a few years ago and the owners had African masks and similar statues all over the walls, desks, and furniture.  We are talking nearly a hundred of these items.  I delicately asked them to please put these items in storage or somewhere out of sight because many people who were not familiar with this heritage or religion would be distracted by all the masks and statues and not see the home.  Neutral is the way to go for sure when you want to sell.

Hi SS, I agree with you that furnishings can hide the positive attributes of a property. I'm usually very good at seeing past all the "stuff" but on occassion, even I have a hard time at it!

Cathy, I agree, you should be able see the moldings around the house and see more of the floor.

Rita, I agree, it's best if these properties are decluttered.

Kelly, So true.  The seller must look at the home as if he's a buyer.

Sylvie, When a seller is selling his home, he must live in differently than when lived there, before it was on the market.

Miss Mary, Those things need to be removed or thinned out, in order to see the house.
