How to Use Facebook to Generate Leads

Here's a taste of what I covered in Wednesdays seminar at the Board of Realtors office....

You're on Facebook, you have friends, you have some converstations going, but so far, you aren't connecting with any buyers or sellers.

In fact, facebook just seems like a bunch of "noise" with no real pattern. 

The question is, how do you organize it to make some sense?

The answer is:  Set up some Groups

And here is the important part - Name the Group as a benefit to a buyer or seller.

Like this:  Best Tips to Sell Your Home, or Save Money When Buying a Home in Nashville

With the benefit of joining the group already in the group title, you are much more likely to get potential buyers and sellers to join your group.  Also, the group could be indexed by Google and show in the Search Engines.

One of the HUGE benefits of Groups is that you can send a direct email to everyone who joins the group with the click of your mouse!  A very easy way to stay in touch and educate and motivate the people in your groups.

There's one thing you MUST do if you are going to do this and that is to make sure that what ever benefit is in your title can be found when people go to your group page.  So if your group is about how to save money when buying a house, you had better load up the discussion and the posts with ways to save money when buying a house.  That's the information that people looking for so you had better provide it.  if not they'll be gone.

Once you have the group set up and lots of tips and tricks already set up, start posting on OTHER GROUPS and let them know about YOUR group.  The people who are looking for what you are offering will come and join your group.

Mike, I have not joined FACEBOOK because it seems like a waste of time.  This makes a lot of sense and I appreciate the info.  It's just that there are only so many hours in the day and an endless choice of internet ways to spend them that are supposed to help my business.  In the end, I feel like I have to be glued to this computer to get ahead.

Mike, excellent post.  I joined Facebook over 2 years ago and it's working out better than anything else possible.  The most important factor is that it is FREE.  I was one of the most popular Mortgage Guy's here on Active Rain and I was one of the first 500 members and now we have over 142,000 members and let me tell you, ACTIVE RAIN and FACEBOOK are absolutely wonderful and beneficial to our business as real estate professionals.  I'm a senior mortgage broker in Connecticut and I'm always a year or two ahead of everyone else when it comes to social networking and what I call E-Networking.  Great blog and I hope you get a GOLDEN STAR here.  I haven't been using Active Rain because Countrywide management got on my throat and squeezed and threatened to fire me if I blogged well, I'm not with them anymore and I'm ready to become a well-known mortgage guy and friend to everyone here in the Active Rain community.

I set up my first group over 2 years ago on facebook and the title is: Nima is my friendly mortgage man and had great mortgage advice.  I currently have over 350 members in my group which is mostly friends/family.  It is not public but I do have other groups that are public groups.
