Over 25 years ago our Multiple Listing Service started a Wednesday tour of new listings. We tour in the small city of Searcy Arkansas each week, the county in quadrants, and try to have something educational at our meetings on the 5th Wednesdays when they roll around.
I've been a faithful tourer until about a year ago. Something happened. I messed up.
Yesterday an agent dragged me out to ride on the tour with him, even ones that I'd already shown and thought I knew.
"Look at that new house over there!! When was that built!"
"OMG, I haven't been down this road in years and look at all the new construction."
"This house is perfect for the Smiths!! Those sorry MLS pictures don't do it justice! I've gotta call them!"
"I think we've toured this one before.....or was it the one beside it....better go in and make sure. Yes, it's a different house. We've never been in it before."
"This house is spotless!! Betcha there's hardwood underneath those blue carpets!"
"The new owners have taken off all the old wallpaper and repainted! This house now looks SO much better."
And so it went. House after house, checking the inventory that is graciously supplied by clients who expect us to sell this inventory.....at no expense to us for having it in our inventory! What a great business we're in. My car dealer husband, who had to pay interest on his inventory, or own it, always said that real estate agents have the best situation!
We need to go back to the saying, if you don't know the inventory, you can not sell it! Tour! Tour! Tour!
