Discount Realtors and Going at it Alone

Discount Realtors are out there and leaving the consumer without the proper representation. Discount Realtors provide a limited amount of service including the number of homes they are willing to show you and the amount of time they are willing to spend with you.  They can also hold back the necessary service for the consumer to be able to make the proper educated decision.  Do you want that kind of service?

Sure in these uncertain economic times, using a discount broker might be attractive to the consumer to save a little money on their Real Estate transaction, typically on the selling side. However, Real Estate is a complex business. A lot of money and property changes hands and consumers can get burned in the process without the skill of a highly trained Real Estate professional.

 

Real Estate is not like buying or selling a car. There is MUCH more at stake and many things can go terribly wrong.  Utilizing the talent of an experienced Realtor will help ensure your best interests are protected.

 

Buying a home, can I negotiate the price down if I don't use a Buyer's Agent? NO.

 

The common misconception is that you can save money by being your own representative when buying a home. When a seller decides to list their home with an agent, they sign a LISTING AGREEMENT which includes a predetermined commission that the seller will pay the listing agent when the home sells, whether a Buyer's Agent is involved or not.

By not being represented you are "going at it alone". You will NOT save money by representing yourself.  Exclusive Buyer's Agent brokerages receive their compensation from the listing agent, through the predetermined commission that the seller has agreed to pay their listing agent. If there is no Buyer's Agent involved, the listing agent still collects the entire predetermined commission from the seller. You cannot negotiate the predetermined commission due the listing agent.

 

Real Estate is a very complex business and unless you are regularly involved in Real Estate transactions and are up to speed on the current Real Estate laws, regulations, contracts, and market conditions, you need good representation. Just like an attorney, or a physician, Realtors are experts at their industry. They are on the front lines day in and day out are are always up to speed on the current laws, regulations, market conditions. Being involved in Real Estate transactions on a daily basis and regularly attending continuing education courses provides the Realtors the necessary skills and experience to represent, educate, and negotiate on behalf of the Real Estate consumer.

 

Would you go to court to defend yourself without an attorney? Maybe, if you are current on the state and federal judicial process and are trained at negotiating on your own behalf, without your emotions getting involved. Realtors are the experts in their industry. They are highly trained professionals and are required to maintain a high level of training throughout their career.

 

Wise consumers always seek the help of a professional representative in their industry. Consumers compare industry experts to ensure they are choosing the best representative for their needs. Choosing a Real Estate agent should not be any different. The fact is, like in any industry, there are experts and then there are "so called" experts. Choosing the right Real Estate agent will make all the difference in your Real Estate transaction.
