Today, I'm going to write about my week as a listing Broker. Not quite sure where this is going to end up but let's see what I can come up with. Maybe, it will be educational, maybe not. Either way it will be my post for today. Sometimes, I just have to start typing to get the juices flowing.

I had a pretty busy week when it comes to taking listings. I took five new ones. Several are in different stages of being made market ready so won't hit the system for a week or two. But what I thought was interesting was the diversity in the way these folks decided to do business with me. I wasn't in competition for any of them. They basically just called me and said "list my house". That's pretty normal for me but I still like it when it happens.

The first listing is a house owned by an out of State mortgage broker. I had met him in late 2005. He was the MB for a Buyer, that was purchasing one of my listings, with the help of another REALTOR®. Well, I spoke to him several times during the course of the transaction, as I always do, and after the deal closed I ended up asking him if he wanted to buy a property in Florida. Well he did, so I sold him one of my listings, sight unseen, over the Internet. His plans, for the house, have changed so he called me this week to place it on the market and sell it for him. OK, I can do that! So by taking the time to form a relationship over the phone, I will end up with two sales.

The second Seller called me off my expired letter. As you know I send them out daily to every expired and withdrawn listing in my area and have for years. His house has been on the market for three months at $240,000. I just listed at $185,000 to $195,000!!!! That's right folks. His property was overpriced by 20%!!! My goodness, I'm glad he called. He's out of State and the house is costing him money every month. So by sending out my expired letter, religiously everyday, I just got a very clean and priced to sell, listing. Yippee!!!

My third listing, came from a guy who works for the local water company. His job is driving around all day turning water service on and off. He called because he sees my signs everywhere and always notices that the "For Sale" riders are getting changed to "Sold" riders very quickly. His perception is that I am the only one selling houses. Why is that? Well, I'll tell you why. First, I am selling properties, but most importantly, I am one of the only REALTORS® in Poinciana, that changes the rider as soon as my property goes pending. I get tons of listings from doing that one simple thing.

OK, my fourth listing, was a referral from one of my current Sellers. Even though I haven't sold their house yet, they have been telling everyone about me. Why? Because I am sooooooo good looking! Oops! that's not right. Sorry, I got carried away. They tell folks about me because of my communication skills. I am in constant contact with my Sellers. I call them all the time. They are my friends. So like friends do, they refer me business.

Now, my fifth one, I really like. These folks called me because of something I used to do ten years ago!!!! When TLW and I first opened Tutas Towne Realty, Poinciana only had about 10,000 people and had one grocery store, the Winn Dixie. Everyone shopped at the Winn Dixie. At that time, I drove a green Sebring convertible and used to put my magnetic signs on the side and cruise through the Winn Dixie parking lot, with my top down, waving at people, smiling and just having a good ole' time!! I would do this several times a day and I did it for a few years. I was a happy guy, so I would have my stereo playing. I'd be singing, waving and talking to people. It was my own little, one man parade. Well, these folks saw me doing this several times, wrote my number down and knew that when the time came for them to sell, they would call me. Ten years later, they did. How cool is that?

"OK, Broker Bryant, there you go bragging again. What's your point?" My point is, I did absolutely nothing special. These things required no skill whatsoever. All that was required was doing little things, everyday, to move my business forward. Anyone can do it. But will you?

  • Be friendly when talking with others in the business.
  • Have a daily plan whether it's mailing an expired letter or making calls. The key being daily. Just do it!
  • Little things can make a big difference. Changing the sign rider is so simple but brings me lots of business.
  • Communicate, communicate, communicate. Don't have any thing good to report? Call your Sellers anyway. Let them know you are on the job.
  • Be visible in your community. Don't be a "secret agent." Put a smile on and get out there.

I remember those days of you riding around having your own little parade. When I needed the Sebring I would have to take the signs off so people would not stop me to find out how YOU were. LOL.

Do you remember the T.V. Commercial? I do and we still have a copy of it. I think the T.V. Commercial helped us a lot too :)

Do you still want to put Broker Bryant statues in the garage of every home in Poinciana? SVW...

Bryant -  The wisdom you portray here and a lot of your posts is simple.  It's something though that I need to do more of consistently.  I think, "Have a daily plan whether it's mailing an expired letter or making calls. The key being daily. Just do it!" is so very key.

I have two buyers...yes, buyers...coming in...one next Saturday (from the Azores) and the other one coming from Germany in three weeks.   The local buyer's are still "waiting"....for what? The prices have not come down...in fact the townhouses/condos went up...the sales are down though.

Be friendly when talking with others in the business.  That is a good thing. That is a real good thing...unfortunately, it doesn't always work the other way around....boohoo.

Love the music with the show...got up and danced...haha!

While most real estate people don't do the parade thing, many do exactly what you're doing.  The difference in the success level is that, by mistake, the correct star alignment, or the input of TLW, you have an "IT" factor that few can duplicate.  Keep the suggestions coming, but be aware that it's more than just mechanics that are your success- it's that intangible...IT....

How do you do it ? I think it is a great idea to put up SOLD signs, but I never get around to it. I have sold 5 in one neighborhood this past year though because the neighbors told each other.

Missy, I put up a sold rider on the way out after getting the contract signed. I make a big deal out of it and the sellers love it. It's exciting for them!!

Lisa, I agree. To me communication is the most important thing I do. If you want your business to sky rocket, answer the phone. So easy but so few do it.

Rod, I have great success with my expired letter. Mainly because I do it everyday. No exceptions.

Thanks Jason, You have to have a plan and stick to it in this business. So many folks spend all their time and money bouncing from one great idea to the next. It doesn't take a great idea it takes consistency.

And TLW--I absolutely LOVE your statue idea...In White Bear Lake almost everyone has a cement polar bear statue in their front yard...Now a BB statue in every yard in Poinciana, FL--That would be something! Paula, I think excellent market knowledge is a must. Doing an expired letter every day actually helps tremendously with that. It forces me to go through the MLS hot sheet everyday. By doing that everyday for so many years the MLS gets ingrained in my brain. It's a great habit.

Teri I am FUN!!!! Well at least I have fun. TLW says I'm annoying I'm so darn cheerful. We actually came up with the idea of making little Broker Bryant statues for folks to bury in their front yard. We were going to mail them out to our market with a little card playing off the bury St Joseph trend. Figured some folks might take offense to it though. Really like the idea though.

Bryant, great post! Everything works in real estate, you just have to do it!I was trying to lose some weight last year so I would take my dog and take out flyer's (works just as good as the trade mill). Sellers call me becouse I was walking, they where so very impressed with that, house sold in 3 weeks.

We will be taking our 11th active listing on Monday.  You are my new hero. Being out in the community is very important.  People really feel comfortable if they know you.  That's why referrals are so important.  A known entity is always better than the unknown one - your 5th listing.

I can't wait until we are taking 5 listings a week.  We are also turning a potential listing away on Monday.  We just didn't get a good vibe.  I think it is easier to be picky when you have wonderful homes and great sellers to deal with.  Sherry

You are right that these are simple, 'nothing special' things that you do, but because you actually do them, they become far more than that because most agents do none of them. 

I'm loving the one-man happy man I'm so good looking parade - I bet that was something to see!  And those statues - gotta show us those, too.  Pretty please, as Ines said.....   ;-)

Just had an idea - you could take TLW's jeep, put the top down, get those magnetic signs back out, and revive your happy man one-man parades again.  You can now hit more than one parking lot since your little town is now a little bit bigger.  It's out of the lake now, right?

Broker Bryant figurines (dolls:) I also thought we should get special shovels. We could then give them to our Seller's so when the house was sold they could dig up Broker Bryant :)

I think this gives anyone who sits an waits for something to happen a reason to change!  My output has increased as of late because I just wanted it too.  That means I am doing what I should be doing.  If you want to slow down it is easy do nothing and nothing will happen.  Nice post.

I do expired letter weekly. May be I should step it up to daily. I think that is a great idea. I should have a one woman parade. I can be Mayor of my own little world too! First order of business, all sellers must list with me....lol!

Well hey everyone! I guess I've been a bad blog host today. Sorry. But it's Sunday!!! I went to church then cooked TLW a nice steak for lunch. It was good too:) As always I really appreciate you guys reading and adding to the conversation.

BTW I don't do the one man parade anymore. My community got too big. TLW is trying to find a picture of me in my convertible. We are also trying to locate the TV commercial I used to have. I had the commercial the same time I did the parade. It was a killer combo. I was the town celebrity. Well not really but it sure seemed that way. Folks used to walk up to me all the time and ask if I was the guy on TV. It was funny. Got good business from it too.

Hi CaliGal, I thought the BB statues was a very good idea. I actually always kind of hold steady at around 20-25 listings. I took a few off the market last week as well. The good thing is it keeps inventory fresh and gives buyers reasons to call. So having more is good for all my sellers. This market right now is really killing me and every one else. I'm really hoping that once we get memorial day behind us things will get better with the summer buying season. I really appreciate your patience. I wrote a post today about moving forward. It was therapy:)
