In the last month I have been a busy bee. That is great right? Of course it is. The only problem with that is... So is everyone else! It isn't that I have a problem with everyone being busy. I love seeing others succeed. The issue is that I have CONFIDENCE that I can negotiate the price that my clients want for a house and now this confidence has gone down. 

Bob DylanSome clients of mine recently bought a house for $80,000 less than what it had listed for! This was a BRAND NEW home plus I had the sellers pay closing! This boosts any Realtors confidence.

Recently though the times are "A Changin". I have made over 6 offers this last month on homes that have been on the market for anywhere from 4-6months. When a house has been on the market for such a long time I feel confident submitting a "low" offer. EVERY SINGLE OFFER WAS DECLINED! The reason being is that all of these homes received MULTIPLE offers! The sellers actually had a choice of who they wanted to negotiate with! Unthinkable in this market right? THE TIMES THEY ARE A-CHANGIN'

I know that markets vary from state to state and city to city but Nashville TNreal estate seems to be booming right now. Turn off that darn tv and look around you! I am not saying this is turning into a sellers market but what I am saying is that the proof is in the pudding. Our MLS shows a better market than what CNN does. Maybe I should be a news anchor.

Stephen - I also have been aware of the prices becoming firm, and low offers being tossed in the trash. What we are seeing is a shortage of entry level homes in Franklin. Builders are done, and even if they come back, they are not going to build in the price range that is moving right now. Spring Hill is the next market to move, because franklin has very little below $250,000 that's appealing. You are seeing first time home buyers coming back into the market.

What I see moving in my market are the bargains, the "good deals" and the lower end homes where the buyers are the first time home buyers.  THose are the ones making their "moves".
