UPDATE! THIS HOME JUST WENT PENDING - LESS THAN 3 WEEKS AFTER BEING RE-LISTED and RE-STAGED!  ;=)

 

The Notably Well-Dressed Home Staging, Home Staging Eugene Oregon

This home presented a unique challenge. The owners (who have no children), converted two upstairs bedrooms into a bonus room, turning their upscale, newer construction 4-bedroom home into a 2-bedroom property. The previous realtor and staging company left this upstairs bonus room empty, only staging the first floor. The home did not sell for several months, the listing expired and a new realtor took over

She called me in to present the owners with a new Staging proposal. During this process, everyone agreed that the biggest challenge in the home was the bonus room and that by turning it into a 2-person dorm, we would demonstrate visually that this space could easily be  converted back into two large bedrooms. A 3-panel screen was used to simulate a wall between the two bedroom areas.

This Staging was one of those great examples that shows Staging as so much more than just decorating. Professional Real Estate Staging is about turning a challenge into an opportunity. In this case, Staging highlights an alternate function for a room that, in the previous months, had appeared cavernous and awkward and now is comfy, fun, and accented with some great architectural features.

The bonus room has some great architectural features but empty, it was a huge, cavernous space. Since most buyers only know what they see, not the way its going to be (B. Schwarz), we trust that this remedy will remove barriers to selling the property.

What a challenging room. When I saw the pictures in your other posting I didn't understand the reasoning behind the room. The rest of the house looks wonderful. I can't imagine that the other stager just left this room alone, it would make sense this was a room that definately had to be staged. Good job on the creative solution to make it an affordable option.

Edgar - I agree. NOT addressing one of the biggest issues that's keeping the home from selling isn't staging, it's decorating.

Janis ~ Great solution to this odd challenging room layout.  Now potential buyers will be able to imagine making this space back into two bedrooms .... but when they were empty, it was just to difficult to visualize.  Thanks for sharing your photos!

Ray and Elaine - with all the hobbyists and decorators out there "staging" these days, I'm using the phrase "professional real estate staging" in more and more of my marketing materials. Challenges like the bonus-room-turned-dorm are the reason why. The previous stager (who did a decent job with the areas she did stage) left this bonus room empty. However, from a real estate Staging perspective, if there was ONE room in the home that NEEDED TO BE STAGED, this was the space.

Maureen - was it you who first mentioned this idea to me about "professional real estate staging"? Or maybe it was a post I saw on ActiveRain. Whereever it came from, I'm glad to be able to make the distinction.

I continue to "preach" that professional staging will address the challenges in a property for sale.  "Decorating" just can't measure up.
